A developing master-planned community with tons of amenities planned

Mosaic is a master-planned community that’s slowly taking shape in the northern reaches of the Dallas-Fort Worth Metroplex. Located between Celina and Prosper, Mosaic is a 760-acre residential development with a wide variety of proposed on-site amenities including swimming pools, local parks and nature trails. While much of the community remains under construction, Mosaic has drawn new residents to Denton County for its luxury homes and easy access to the Dallas North Tollway.

On-site amenities include a lazy river and a tree house

The amenity center is located off Meander Way and includes a fire pit, social areas, a splash pad and a lazy river. Over 100 acres of the community are reserved for parks and green spaces, with several miles of walking trails running between them. When completed, The Treehouse will have rope ladders, suspension bridges and an observation tower with panoramic views of the community.

Large traditional homes under construction around Mosaic

Over 400 homes have been built in the first phase of construction, out of a total 2,800 planned in Mosaic. Eight home builders are working here, offering mostly Traditional homes with four to five bedrooms in one- and two-story floor plans. “All of our homes are upgraded,” says Sheila Laughlin, a sales assistant with American Legend Homes. “They include double-pane windows, updated backsplashes and noise reduction panels.” Smaller homes range from the lower $500,000s to the mid-$700,000s, while larger homes cost between the upper $700,000s and $1.5 million.

Prosper ISD schools that offer career and technical education

Mosaic is zoned for the Prosper Independent School District, which serves over 30,000 students. Smothermon Elementary School is located within the community and first opened in fall 2025. Moseley Middle School also recently finished construction and has after-school clubs for robotics, STEM and archery. Richland High School offers career and technical education for pathways such as cybersecurity, cosmetology and electrical engineering.

Highways and tollways to Downtown Dallas

There are many highways close by that lead throughout the DFW Metroplex. U.S. Route 380 is just south of Mosaic and runs east and west through Decatur, Denton and McKinney. The Dallas North Tollway and Texas State Highway 289 are also nearby and lead over 35 miles south toward Downtown Dallas. Dallas Love Field airport is right off the tollway and is primarily served by Southwest Airlines. The Methodist Celina Medical Center is about 5 miles away and is open 24 hours.

Restaurants and department stores in Prosper

While there won’t be much on-site dining in the community itself, the amenity center will have a grab-and-go cafe and a designated food truck area by the lazy river. Residents can head toward Prosper for more dining options. “There’s every kind of restaurant and shop you can imagine,” Laughlin says. “380 is this little bubble you can just stay in, and you’ll never have to leave.” A few notable dining highlights around the area include:

  • The Brass Tap, a craft beer bar that hosts live music, trivia and bingo nights
  • Ernesto’s Mexican Restaurant, which serves street-style tacos and fajitas
  • The Gin, a local cafe that’s famous for its Texas Wagyu chicken-fried steaks
  • Salute Italian Restaurant, which offers a variety of flatbreads and seafood entrees
The Gates of Prosper is a local shopping mall anchored by department stores such as Old Navy, T.J. Maxx and Ross Dress For Less. The closest grocery stores are Kroger, H-E-B and Costco.
