Recreation revolves around The Club at Mustang Lakes, which provides opportunities for indoor and outdoor recreation. Monthly HOA dues cover access to the club, and interior spaces include lounges, meeting rooms and a fitness center overlooking a 5-acre stocked lake with a private island. Wooden bridges provide access to the island, and residents can enjoy a fishing deck and walking paths shaded by flowering crape myrtle trees. The club also boasts lighted tennis and basketball courts, a playground and a swimming pool complex with cabanas. The event lawn hosts community festivities, which residents can find on Mustang Lakes' private Facebook page.Residents also have access to neighborhood parks with playgrounds, as well as an extensive trail system for walking, running or biking through the community. The master plan for Mustang Lakes features a second amenity center and a total of over 60 acres of green space. While Mustang Lakes doesn’t have golf, it’s about 4 miles from the private Gentle Creek Country Club and its 18-hole course.
A new home community with various villages and price points
Mustang Lakes consists of several villages with different homebuilders, floor plans and lot sizes that accommodate various budgets. “There’s a good range there,” Butcher says. "All the houses are brick, but they’ve done a good job of letting people do different things." Although all properties feature red or lightly colored brick facades, the neo-traditional design blends traditional and contemporary architectural styles. Select builders allow buyers to create custom homes, and lot sizes range from a quarter of an acre to just over an acre. Prices typically range from $575,000 to $950,000, depending on the property size. Larger estates can sell for $1 million to $2.2 million, with custom-built homes typically being the most expensive. Residents must pay monthly HOA dues, which include front yard maintenance and vary from $150 to $190. Mustang Lakes has an overall CAP Index Crime Score of 1 out of 10, the lowest possible score and significantly lower than the national average of 4.Living in the highly rated Prosper Independent School District
The Prosper Independent School District earns an overall grade of A-plus from Niche. Kids can walk or bike to Sam Johnson Elementary School before moving on to Lorene Rogers Middle School, both of which score an A. Walnut Grove High School opened its doors in 2023 and does not yet have a Niche rating. The high school is known for its state-of-the-art facilities, including career and technical education spaces where students can gain hands-on experience in areas such as culinary arts, health sciences and video-game design. Future construction will extend farther north into the Celina Independent School District, which receives an overall grade of A-minus from Niche. The master plan for Mustang Lakes includes mixed-use developments that will provide residents with access to daily needs and services. The community is also near several historic downtowns in North Texas. Celina is around 8 miles away and offers a walkable business district with local shops and restaurants. Boutiques like Annie Jack sell a curated collection of clothing and home goods, while the dining scene includes everything from Texas-style barbecue at Tender Smokehouse to Southern comfort foods at Lucy’s on the Square. Watering holes include The Silos in Celina, a 100-year-old grain silo that now serves as an upscale cocktail bar and restaurant with an outdoor event space. Residents can also head to downtown Celina for seasonal festivities such as the Celina Friday Night Market and the Celina Cajun Fest, the biggest crawfish boil in North Texas. There’s more shopping and dining in downtown McKinney, about 12 miles from Mustang Lakes. Big-box shops are less than 10 miles away in The Gates of Prosper, a shopping center with Target, Walmart and Dick’s Sporting Goods. U.S. Route 380, about 3 miles north, provides access to U.S. Route 75 and the Dallas North Tollway, both of which lead about 40 miles south to Dallas. “It’s probably 50 or 60 minutes to downtown Dallas, but with the growth between the west side of Plano through Frisco and Prosper, you don’t necessarily need to go downtown,” Butcher says. The stretch of the Dallas North Tollway between U.S. 380 and State Highway 121 is known as the North Platinum Corridor, a major development hub that includes Frisco’s “$5 Billion Mile.” It hosts several hospitals and innovative mixed-use developments like The Star, best known as the official headquarters of the Dallas Cowboys. For flights, Dallas International Airport is around 35 miles away.
