Smoky Hill offers curb appeal, recreation and suburban accessibility

Crafted meticulously in 1976, Smoky Hill seamlessly blends tradition with modern suburban life along the Front Range. Nestled in Arapahoe County, named after the Arapaho tribe, that once inhabited the land, this planned community includes 1,369 homes and 4 large parks. With community amenities, a nearby state park and a selection of businesses within reach, Smoky Hill is centered around convenience.

Varying architecture and price points provide buyers with options

Smoky Hill’s landscape comprises diverse architectural styles, from classic colonials to Tudor-style homes showcasing decorative accents to modern dwellings with sleek lines and expansive windows. Paved, wide sidewalks make it simple to walk or bike to the various amenities in the community. Here, prospective homebuyers can expect exclusively single-family homes with a median price around the mid $500,000s with about 2,191 square feet of living space. Prices may range from the $400,000s for a three-bed, two-bath to the low $700,000s for a five-bed, three-bath house.

Highly rated schools serve the community

The neighborhood is home to top-tier schools within the Cherry Creek School District, scoring high ratings on Niche. “The school district is definitely a draw for people moving into the area,” says Jason Dodd, associate broker with Exit Realty DTC, a local native who has been in real estate for 15 years. Children attend Trails West Elementary and Falcon Creek Middle School, both boasting an A-minus rating. Grandview High School, ranked as the #2 best school in Arapahoe County by US News and World Report, scores a stellar A-plus rating on Niche and offers a range of afterschool activities, from the badminton club to the competitive programming club that competes in events such as the Google Codejam.

Outdoor recreation includes pickleball, hiking and swimming

Maintained by the homeowners association, Smoky Hill is home to multiple parks. Big Sandy Park, with its lush meadows and age-old spruce trees, is a sanctuary for kids and adults, where the songs of hummingbirds fill the air. Nearby Crestline Park’s walking trails provide the perfect ambiance for morning jogs and evening strolls amongst the distant Rocky Mountain landscape. In the heart of the neighborhood is the Smoky Hill clubhouse and pool, exclusive to HOA residents, where kids splash around in the sun-drenched pool while sports lovers can strike up a game of pickleball or hockey on the courts. “Most of Centennial is a great spot to raise a family due to its amenities and proximity to outdoor recreation,” Dodd says. Nearby Cherry Creek State Park is a significant draw to the area, where the 880 acre reservoir, bustling with boaters, bikers and hikers, serves as its centerpiece. With about 35 miles of trails winding through grasslands and gently rolling hills, it’s a popular spot to explore on the weekend or camp under the stars.

Several restaurants and big-box stores are close to home

For a drink after work, Piney Creek Crossing is about one mile away and is home to multiple stores and restaurants. Toley’s on the Creek offers a cozy and refined setting with 18 brews on tap and hosts the occasional trivia and bingo night. Just next door, Chago’s Mexican Food is a delightful spot for authentic street tacos and breakfast burritos. Walmart Neighborhood Market is also in the shopping center and is about a mile away, while multiple King Scoopers are within a 2 mile radius of the neighborhood, including one a mile away in the Smoky Hill Town Center. Nearby nail and hair salons make for an easy weekend full of self-care across the street on South Tower Road.

Commuting around and out of Centennial

Those looking to explore central Centennial or Denver have nearby access to Interstate 25 and 225, offering a quick commute. However, you don’t have to travel far when suburban convenience is almost everywhere.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
