Woodbourne-Hyde Park is a sprawling, tree-filled neighborhood and among the most sought-after places to live in the south Dayton suburbs. Its tranquil residential streets have a rural feel while keeping neighbors close enough to get acquainted. The community overflows with outdoor spaces and modern commercial hubs along main roads. Two interstates meet at the community’s southwestern corner, quickly connecting residents to major cities and employers. On top of all that, its public school system is one of the strongest in the greater Dayton area. “It’s a flat-out great place to live,” says Realtor Cindy Buckreus of Coldwell Banker Heritage. “I’ve been here my entire life, worked here for the last 27 years and raised my kids here. It’s just been a great experience, and I think most people who live here feel the same way.” Realtor Lisa Goris-May of Glasshouse Realty Group agrees, saying, “I lived there for six years — four-and-a-half years longer than I thought I would — and loved it.”
Opulent homes among the trees
Residents live along winding roads with rolling hills and few sidewalks or streetlights. Large trees shade expansive grassy lawns, creating small but dense woodlands behind homes. “It’s a nice walk-your-dog kind of neighborhood, even with no sidewalks, and pretty much any time of day, you can see deer in your front yard or walking down the street,” says Goris-May. Most houses are 1960s ranch-style and split-level designs. However, stately Colonial-style homes, Cape Cods and entirely custom properties are also available. Some houses even have Tudor-inspired half-timbering. Goris-May says the original buyers own many of the homes, and when those go on the market, they are highly sought-after. In the case of her former home, she says, “I bought it for $124,000 and sold it for $325,000 cash. It had 88 showings in two days and 18 offers.” Prices are incredibly diverse based on condition, style and square footage. Simply-designed bungalows, ranches and split-levels cost between $100,000 and $300,000, while more opulent estates range from $450,000 to $900,000. Multi-family properties, condominiums and townhouses are clustered on two sides of the neighborhood, costing between $50,000 and $360,000.
As a former resident, Goris-May says neighbors are well-acquainted with each other and go to great lengths to keep each other in the loop. “There’s no neighborhood association, but there are a lot of people who belong to the neighborhood Facebook page. Anytime the electric goes out, or there’s a lost dog or cat, everyone’s on there.” She says there’s also a buy-and-sell Facebook page exclusive to the neighborhood.

Grant Park features miles of ADA-accessible trails that wind over rivers and pass by historical sites and waterfalls. Cox Arboretum MetroPark has acres of perennial displays, pollinator gardens and native plant conservation sites. Kids can explore nature from a 65-foot Douglas fir tree tower, and there are two education centers on-site. Two country clubs, as well as two swim clubs, also border the neighborhood. Killer Brownies at Dorothy Lane Market
While residents have no shortage of grocery stores nearby, Dorothy Lane Market is a borderline regional attraction. “Dorothy Lane Market is by far the best grocery shopping experience in the area,” says Buckreus. “Don’t miss their Killer Brownies; they’re amazing.” Nearby restaurants include Geez Grill & Pub and Meadowlark Restaurant, a rustic-looking New American eatery. The Dayton Mall is near the neighborhood, and there are several shopping centers with nationally recognized retail brands and bulk grocery stores. A mix of casual and upscale restaurants offer everything from Southern-style comfort food to Cantonese cuisine. Between retail areas are movie theaters, locally owned antique stores and a Kettering Health hospital, a major regional employer.

The neighborhood falls under two school districts, but most children are part of the Centerville City School District. Dr. John Hole Elementary School has an A rating from Niche, while Hadley E. Watts Middle School has an A-minus grade. Niche considers Hadley Middle the fourth-best public middle school in Montgomery County. The A-rated Centerville High School is known for its standout athletics and performing arts programs. Commuting via interstates 75 and 675
Bus service is available but minimal. Most locals are car-dependent and commute into the city for work even though the neighborhood is closer to Centerville than Dayton. “It’s a target area for military people moving in to work at Wright Patterson Air Force Base, which is the largest employer in the Dayton market.” Interstate 675, which runs along the neighborhood’s border, leads people to the bases in about 15 miles. It also connects to Interstate 75 and state routes 741 and 48.
