True to its name, Centerville sits between the Great Salt Lake to the west and the Wasatch Mountain range to the east, while Salt Lake City is about 14 miles south and Ogden is roughly 27 miles north. Settled around 1847, Centerville was a small farming community and didn’t become a city until 1915. Now, it has a growing population of over 16,500 people. Jobs are abundant in the manufacturing, retail and public administration sectors. “It’s that small-town feel that brings people to Centerville,” says Realtor Heather Groom with Keller Williams Westfield, who has eight years of experience. “They have a great community, good restaurants and good schools, but you’re still not far from downtown. Everything is accessible.”

Mid-century homes and contemporary townhouses

Single-family homes in Centerville shared a median price of $620,000 in January 2025, while townhouses sat around $460,000. The listing price range was between $200,000 and $1 million, depending on property age and size. “There are some historic homes, and then you’ve got a lot of areas that are being renovated where the homes were built 50 years ago,” Groom says. “They’re charming, fun homes with a lot of flair.” Neighborhoods central to the city have a variety of housing types, including ranch-style homes, raised ranches, split levels and multi-story Craftsman homes. Contemporary condos, townhouses and Craftsman estates are common in north and south neighborhoods.

Northern Utah’s natural areas and city parks

Centerville has over 300 acres of parks and open space, including over 30 miles of trails. Some of these trails travel into the marshes along Farmington Bay, while others wind up the foothills and into the Wasatch Mountain range. Centerville Canyon Trail leads to a waterfall for hikers and bikers to explore. “The access to the trail system is great. If you’re up in the mountains, you can get views of the Great Salt Lake,” Groom says. There are six public parks in the city, with everything from playgrounds to sports fields and tennis courts. Freedom Hills Park has a disc golf course, and there’s a community garden at The Whitaker Heritage Museum. Centerville offers youth summer camps and recreational programs like a ski school.

Commercial corridor along I-15

Interstate 15’s commercial corridor at the intersection with Parrish Lane is Centerville’s main shopping and dining district. Shopping centers like Centerville Marketplace have dozens of national retailers and big box stores. Chain restaurants and fast-food options line the street, though there are a handful of local international eateries and casual American bistros. Dick’s Market is the area’s regional grocery store. On the west side of the highway is an industrial park with small businesses and home improvement services. There’s also a Megaplex Theatre in the area for entertainment.

History and community events in Centerville

Centerville’s community likes to celebrate its history and culture. The Whitaker is Centerville’s Heritage Museum, where historic artifacts are kept in an original home from the 1860s. There’s also the Centerpoint Legacy Theatre, which hosts live plays and theater performances. “They have fantastic shows, and people come from all over to see them,” Groom says. Additionally, the city puts on multiple events a year. The Centerville Freedom Festival is a three-day Fourth of July celebration with a parade, live entertainment, an art show, concert and fireworks display. There’s also an Easter egg hunt, Fall Festival and Tree Lighting Ceremony.

Getting educated by Davis County public schools

Centerville is served by the Davis School District, which earns a B-plus grade from Niche and enrolls over 73,450 students across 96 public schools. Of these, four elementary and one junior high school are located in Centerville. Students living in the city are zoned for Viewmont High School in Bountiful for grades 10 through 12.

Navigating in and around Centerville

With multiple bike lanes and trails throughout Centerville, the city maintains a pedestrian and cyclist-friendly atmosphere. “There are nice, wide sidewalks, and it’s definitely a walkable area,” Groom says. Additionally, the Utah Transit Authority has local bus lines and a station on Main Street & 243 North. Interstate 15 travels north to south as the city’s main thoroughfare, and Utah state Highway 67, known as Legacy Parkway, travels along the city’s western edge. The Salt Lake City International Airport is about 18 miles away for commercial flying.

Dry climate with decreasing crime rates

With its continental climate, Centerville has hot, dry summers and cold and snowy winters. The city is served by South Davis Metro Fire in case of fire and medical emergencies. According to the Bureau of Criminal Identification, reports of violent offenses in Centerville decreased by 17% from 2019 to 2024. Reports of property offenses decreased by 41% within the same five-year timeframe.
