According to Larry McKenna, a licensed real estate salesperson at Signature Premier Properties who has been selling in the area for 17 years, lot sizes average at about a quarter of an acre. The median home price in Central Islip is $550,000. Although this is higher than the National Association of Realtor’s reported national median of $406,100, it’s a little lower than nearby Island Terrace’s median of $595,000. Condominiums are also common in Central Islip. McKenna says many of them are on the newer side and they often have amenities like pools and clubhouses. These condos typically cost between $225,000 and $480,000.

Carpluk and McKenna both point out that the Suffolk County District Courthouse and a federal courthouse are located in Central Islip, serving as major employers and frequent stops for lawyers who work nearby. For those who work outside Central Islip, the city’s location makes commuting easy. It’s located in a pocket between many major highways, including Heckscher State Parkway, the Long Island Expressway, State Route 111 and State Route 454. “So it is centrally located, so you can be to the Southern State Parkway or the Expressway within minutes from the Central Islip location,” says Debra Carpluk, a licensed associate broker at Keller Williams Realty who grew up around her family’s small business in Central Islip. Central Islip also has a Long Island Rail Road station, from which it takes about an hour and 20 minutes to reach Manhattan’s Penn Station.
Shopping centers, big box stores and local restaurants
A couple of shopping centers dot Central Islip, providing big box stores like Target, Home Depot and grocery stores. Most of Central Islip’s restaurants are fast food chains, but it also has a small collection of dine-in restaurants like Tango Argentinian Steakhouse. Central American restaurants are particularly popular here. It’s also about 3 miles from Jakes 58 Casino Hotel in nearby Islandia, which Carpluk says is a popular spot.

Sports centers, nearby state parks
Central Islip is dotted not just with parks, but with popular sports facilities, and Carpluk says locals love sports. SUSA Orlin & Cohen Sports Complex is full of soccer fields, and the Central Islip Ball Field Complex has baseball and softball fields. Golfers tee up at Gull Haven Golf Course. “It’s a very inexpensive public golf course. I’ve played there many times,” McKenna says. “It’s only nine holes, so it’s good, it takes you not even two hours to get through it. You can hit it on the way home.” The 3,473-acre Connetquot River State Park Preserve runs along Central Islip’s eastern edge. People head there to hike or ride horses on its miles of nature paths, fish in the river or visit Parkview Riding Center, which offers lessons, trail rides and features a petting zoo with goats, ducks, sheep and donkeys. Major South Shore destinations are close enough for a day trip, including Captree State Park, which is about 16 miles away.

Minor league baseball games at Fairfield Properties Stadium
The home stadium of the Long Island Ducks, a minor league baseball team, is located in Central Islip — a fitting detail for a community that takes sports seriously. Games are played in the stadium from the end of April to the end of September, and fireworks shows are a regular occurrence. “I think it’s almost once a week at some points, and every holiday,” Carpluk says. And according to McKenna, games are usually sold out. Aside from this, McKenna says, residents usually head to nearby communities to catch big annual festivals. “In Holbrook, we have a big fair every year — Ford Day Fair, which gets thousands and thousands of people,” McKenna says. “Ronkonkoma Fair, that gets thousands of people.”
