Sunset Ridge Park
The neighborhood has good walkability, with sidewalks on both sides of the street. Those sidewalks can lead to the northwest part of the neighborhood and Sunset Ridge Park. “People love the convenience, how easy it is to get there and the amenities within the park,” Panno says. Those include walking paths to access the skate park, a playground and a court to play tennis or pickleball. Trails go through a restored prairie area on the park's north side. There's green space in the center of the paved trail loop where soccer games occur and a full basketball court. The park opened in 2006, not long after the first houses were built in Boulder Ridge. Dodds Park is east on Bradley Avenue, with seven lighted baseball and softball diamonds and 12 lighted soccer fields. The 110-acre facility is a popular spot for intramural league games.Drive down Bradley for restaurants
The Park Bar and Grill is on the other side of Interstate 57 and Parkland College, 2 miles from the neighborhood. Plenty of TVs make it a popular place to catch the game. The menu includes wraps, shrimp and chicken wings. The sauce station is a popular stop, with options to accentuate the wings or any other menu item with unique flavors like Citrus Explosion, Jamaican Jerk and Garlic Parmesan. Sammy’s Pancake House on Mattis, north of the intersection with Bradley, is open daily for breakfast, brunch and lunch. Public schools in the neighborhood are part of the Unit 4 School District. The district offers elementary school choice, where families can rank preferred schools, and a decision is based on proximity, capacity and socioeconomic status. Kenwood Elementary School is the closest, at just over 2 miles away. The school is rated a B overall on Niche, and the student-teacher ratio is 13-to-1. Jefferson Middle School gets a C-plus. Centennial High School is rated an A-minus on Niche. One of the high marks at the school is for college preparation because the school district has a College & Career Center that provides a resource for students and families to help with what comes next after high school. It’s open Monday through Friday throughout the school year. On the other side of Interstate 57 off Bradley Avenue is Parkland College, a public community college with 9,000 students enrolled. It’s also the home to Staerkel Planetarium, the second largest in Illinois, behind Adler Planetarium in Chicago.MTD has stops in Boulder Ridge
The Champaign-Urbana Mass Transit District, known by locals as MTD, has stops along Bradley Avenue, including Parkland College. The bus system even goes into Boulder Ridge, with stops at Bluegrass and Pebblebrook Lanes near the neighborhood's entrance. While the neighborhood is mainly sheltered from the traffic of the University of Illinois, it’s still about 6 miles away and a 15-minute drive. Kraft Heinz is an industrial employer two miles east at the corner of Bradley and Mattis. It employs about 1,000 people.Boulder Ridge housing
Single-family homes built within the past 20 years are priced from $275,000 to $400,000. Homes with basements built in the last few years are the most expensive in that range. New construction houses are priced between $350,000 and $400,000. Zero-lot line townhouse duplexes are priced from $200,000 to $250,000. Most of the styles are two-story contemporary with attached two-car garages. “Almost all the single-family homes are owner-occupied. About 50/50 on the townhouses,” Panno says. The Boulder Ridge Homeowners Association assesses dues yearly, usually between $100 and $150. Payment notices are sent out in August with a due date of October 1. The association has volunteer members and various committees that make sure rules are adhered to and another that makes sure the ponds are maintained and look nice.
