Dobbins Downs is a small northwestern Champiagn suburb currently experiencing a transitioning residential landscape. The neighborhood sits in Champaign’s northwestern corner, with I-74 bordering directly south, as well as the retailers and restaurants of North Prospect Avenue a mile east. Though once a keep-to-yourself community, long-time resident Hugo Parada says that’s changed in the past decade. “We’ve lived here for 11 years, and the neighborhood is much calmer compared to how it was before,” he says.“My kids can play outside in the front yard without having to worry about anything.”

The residential streets of Dobbins Downs reveal the community’s age through repaved roads and spots of shade provided by the canopies of old-growth trees, helping create a convivial atmosphere. “We talk to most of our neighbors on our street and have good relationships with many of them,” Parada says. Mid-20th-century ranch-style homes comprise most of the community, with a handful of bi-level styles dotted throughout. Apartments also make up about half of the community’s housing stock. Many of the community’s listed homes were recently updated, pointing to an increase in improving both curb appeal and interior aesthetics. The Safety Lighting Energy Efficiency Program supports this effort by providing free yard pole lights, doorbells with video capabilities, and exterior lights at no cost. Depending on size and condition, those looking to move into Dobbins Downs can expect a price range from $80,000 to $181,000. It’s also worth noting that apartments make up half of the neighborhood’s housing stock.

The convenience of Interstates 57 and 74
Downtown Champaign’s East Main Street is a 3-mile drive along Anthony Drive. The stores and restaurants of North Prospect Avenue
A series of chain restaurants, including Red Lobster and Panda Express, line North Prospect Avenue, situated a mile east of the community. Along the same street is a Meijer for groceries and Baytowne Square, home to Dollar Tree, Ross Dress for Less and several others. However, Dan Gordon, a Realtor with RE/MAX Realty Associates-Champaign, who has 10 years of experience in the area, mentions that the Market Place Shopping Center, less than a mile farther east, is the most popular spot for retail shopping. The mall is home to big-name retailers like Buckle, Foot Locker, and Forever 21, to name a few.

As part of the enrollment process, the district considers socioeconomic status, enrollment capacities and family preference when reviewing applications.
