Country living between Chapel Hill and Mebane
Bingham’s sweeping farmland and dense forests belie how close it is to bustling urban areas, but residents of this stretch of Orange County are within 20 miles of Durham, Chapel Hill and Mebane. Natalie Shaw, an Inhabit Real Estate Realtor with more than 10 years of experience in the local market, says that its secluded, yet connected location is what appeals most to homebuyers. “It’s for people who are looking for more privacy, large lots, even the ability to do some farming or keep animals, but still have easy access to neighboring towns.” Realtor Cindi Honeycutt, with Movil Realty, who has sold several homes in the community since she began her real estate career in 2017, agrees. “There are some places that have a real farm feel, whereas others are more comfortably suburban. It’s all very secluded, though. People like Bingham because it’s close enough to commute to the bigger cities in the region, but it’s a lot quieter and very lush.”

Secluded homes, from farmhouses to luxury estates
Miles of dense woodland and rolling farmland mean that most homes in Bingham are well-insulated from any main roads. Modest manufactured and ranch-style homes tend to sell for between $199,000 and $450,000 while larger Colonial Revivals, European-style homes and working farmhouses on large acreages can run anywhere from $700,000 to $3.8 million. New construction townhomes fall in the middle, going for between $470,000 and $525,000. “There are a lot of buildable lots around here,” Shaw says. “People are having a hard time finding homes, because of low inventory, so some are opting to build instead.” She observes that many of the listings in Bingham that have sold in the past year have been “ghost listings,” which feature digitally rendered images of homes on empty, buildable lots. “They’re proposed houses shown on the lots, so people can get an idea for what a home could look like there. It’s like a preview,” she says.

Tanger Outlets close by in Mebane
There’s not much in the way of shopping in Bingham proper, so most residents head to Mebane for everyday essentials. Walmart Supercenter and Lowes Foods provide staples for weekly grocery hauls. Shaw says that Mebane’s Tanger Outlets is a popular shopping destination, too. The outdoor mall features name-brand and designer outlet stores such as Adidas, Kate Spade, Levi’s and Vineyard Vines. National chain restaurants, from Cracker Barrel to Chick-fil-A, are scattered nearby. Downtown Mebane is home to retailers and restaurants with more local flavor.
