Kings Mill-Morgan Creek is a wooded subset on Chapel Hill’s southside
Canopied under the vibrant leaves of sweetgum, maple and oak trees, Kings Mill-Morgan Creek rests between the bustle of Route 501 and the babble of Morgan Creek. Named after the area’s two main residential backroads that branch from the highway, this neighborhood on the south side of Chapel Hill offers a shady respite just outside of the action at the University of North Carolina. “It’s attractive for people who want to be away from the traffic but still have the conveniences of good shopping opportunities,” says Gary Saleeby, Realtor with Coldwell Banker. “And with the skyline going up around the campus, this area is taking on a more urban vision.” In contrast to the liveliness happening on the north side of Route 501, residences in this suburban enclave are hidden behind dense forest or down narrow roads, spread out to allow for even more privacy. Moreover, the state’s botanical garden and a recreational pasture bookend the community. “The affluent group of people that are moving here are anything from professors and doctors to executives and researchers,” Saleeby says. “It used to be more populated by people associated with the college and hospitals, but that has changed dramatically.”
The community has pride in University of North Carolina at Chapel Hill
Due to Kings Mill-Morgan Creek’s proximity to the south side of campus, the community has strong ties to the University of North Carolina at Chapel Hill. “The cultural activities going on with the college and the downtown give the area a heart and soul,” Saleeby says. UNC, established in 1795, was the first public university in the country and is one of the highest-ranked Research Universities in the nation. The university is renowned for its healthcare-related courses of study, which include Pharmacy, Medicine, Public Health, Dentistry and Nursing. According to U.S. News & World Report, UNC has the No. 1 Pharmacy School in the United States.
UNC’s athletics program also has a strong track record, with a history of winning several NCAA championships in women’s soccer, men’s basketball, women’s field hockey and men’s lacrosse. The university is seen as a leader in women’s sports, and its sports teams bring a sense of community pride to residents that live near Chapel Hill, whether they’re affiliated with the college or not. “It’s also worth noting that UNC is 10 miles from Duke,” Saleeby says. “When you go to downtown Durham, you have the Durham Bulls baseball team. They have such a nice stadium and facility.”

There’s a low inventory of ranch-style and colonial-style homes
The winding and wooded Kings Mill Road and Morgan Creek Road are the neighborhood’s residential backroads that break off from the busy U.S. Route 501, leading to quiet and secluded subdivisions full of midcentury ranch-style homes and Colonial-inspired properties. “Chapel Hill has a soft edge to it, and it’s just pleasant to drive through these communities,” Saleeby says. Kings Mill-Morgan Creek has a low housing inventory and a competitive market. When available, homes typically sell after an average of just five days, and price tags range between $550,000 and upwards of $1.1 million. These 1,500- to 3,000-square-foot single-family homes are often tucked back in the woods on acre-size lots or hidden down a private road. Common features include spacious back balconies that dip into the forest or sunrooms with floor-to-ceiling windows, bringing a sense of nature to the homes. Properties located near Morgan Creek, which bends along the southern part of the neighborhood, are at a higher flood risk.

Chapel Hill-Carrboro City Schools is the No. 1 district in the state
Students living in the neighborhood can attend schools in the Chapel Hill-Carrboro City Schools district, which Niche gives an A-plus and ranks as the No. 1 school district in North Carolina. “To maintain the level of quality for the schools, there’s a tax that residents pay to keep the school system what it is,” Saleeby says. Students can begin at Glenwood Elementary School before transitioning to Culbreth Middle School and then Carrboro High School, all of which receive an A from Niche. “Private schools are also a good option, with St. Thomas More Catholic School being nearby.” The pre-kindergarten through eighth-grade academy shares a campus with St. Thomas More Catholic Church, a well-attended church in the area.

Run errands at University Place and visit the Carrboro Farmers Market
Residents can run errands and dine out about a mile north on Route 501, where a small retail section is home to The Fresh Market, banks, gas stations and a variety of eateries. Bin 54 Steak & Cellar provides white tablecloth dining, and Thai Palace is a more casual option for Asian cuisine. Elements is another Asian establishment with a farm-to-table menu and an upscale interior, and Hawthorne & Wood offers an international array of flavors and wines. Another mile north on Route 501 brings residents to University Place, a shopping plaza with Trader Joe’s, Whole Foods and Silverspot Cinema.
The Carrboro Farmers Market is a highly anticipated local market situated 3 miles west of Kings Mill-Morgan Creek. “It’s a big Saturday event with all local vendors,” Saleeby says. “Whereas the farmers market in Raleigh allows trucking in from wherever, the one in Carrboro is smaller and more local.”

North Carolina Botanical Garden and Merritt’s Pasture are nearby
Toward the east end of Kings Mill Road, North Carolina Botanical Garden is dedicated to preserving the state’s unique botanical ecosystems. Visitors can spend the day walking through the park, visiting different habitats like mountains, water, sandhills and coastal. This popular outdoor space hosts the Carolina Moonlight Garden Party each May, which is a floral-themed get-together with live music, dinner in the garden and an auction. There are also several educational programs that cater to both children and adults. Behind the botanical gardens, Piedmont Nature Trails offer 3 miles of wooded walking trails through hills and along creeks.
Also located on the east side of the neighborhood, Finley Golf Club is the home course for the Tar Heel men’s and women’s golf teams. The 18-hole Tom Fazio-designed golf course is open to the public. To the west, Merritt’s Pasture provides 32 acres of open field space and a short walking loop that connects to the longer Morgan Creek Trail, which is favored for dog walks and bicycling.

Commuters can get to both Durham and Raleigh on U.S. Route 501
U.S. Route 501 cuts across the northern tip of Kings Mill-Morgan Creek, allowing for about a 10-mile commute to downtown Durham and around a 25-mile commute to downtown Raleigh. Residents can also use Route 501 to get to Raleigh-Durham International Airport, 15 miles east. “It’s convenient to get to the airport,” Saleeby says. “When people land, you can get into your car right then to pick them up. It’s about a 15-minute drive.” The Chapel Hill Transit bus system services the northern section of the neighborhood near UNC Hospitals, a public university medical center comprised of five hospitals. The rest of the community is generally car-dependent.
