Albemarle Point, settled in the 17th century, is west of Ashley River

Albemarle Point, on the Ashley River and Wappoo Creek, is west of the Charleston peninsula, which it connects to by bridges. Cheryll Woods-Flowers, a Realtor with Coldwell Banker Realty, characterizes this and other parts of Charleston as "one bridge away" from another. "It's interesting because every time you cross one of those bridges, you've entered something different — the housing is different, the shopping is different."
Downtown Charleston, across the way, is known as the Historic District, though this area has even earlier history. South Carolina's first permanent English settlement was established on this side of the river in 1670. Before the settlers arrived, one of the three ships on the voyage, the Albemarle, was destroyed in a storm. Woods-Flowers says Albemarle Point and other parts of Charleston, originally called Charles Towne, were also key areas during the Revolutionary War. "If somebody's looking for history, Charleston definitely has more, because we were one of the only southern cities that wasn't burned to the ground during the Civil War."

A quiet residential area with plentiful trees and calm streets

Today, Albemarle Point is primarily residential, with a somewhat suburban and secluded feel, partly from all the tree cover, including live oaks with curtains of Spanish moss. Some of the area lacks sidewalks; traffic is limited on the shorter, residential streets.

Mainly characterized by multimillion-dollar midcentury homes

Though many of the sizeable homes here date to the midcentury and have been restored, there are also some from the 21st century. Sizes range from about 2,800 to over 8,000 square feet, and styles include colonials and Tudor Revivals. Lots can be a half-acre or larger. Properties of this size are roughly $1.4 million to $6.8 million, though those in the $2 to $3 million range are most common.
Standard-sized single-family homes, such as 1940s to '60s ranch-style homes, are about $650,000 to $940,000. Townhouses and condos are among the latest additions. They are fewer in number and have sold in the $600,000s.
FEMA designates the area as having some risk of coastal or river flooding and a very high risk for hurricanes.

Shopping, dining and events close to home or within a short drive

Nearby South Windermere Center has a branch of the Charleston Public Library and stores, including Earth Fare for health food. The center's Spring Stroll is in April, and specialty events are held at spots like Rhodes Boutique and Home & Gift and Wildcraft Charleston, a beauty and wellness business. Three Little Birds Café is known for its breakfasts. Sweatman's Garden, a "sodary," features house-made sodas and cocktails and hosts full moon parties and weekly trivia. Among area restaurants are Osaka Asian Bistro, Baker's Bar pizzeria and the riverfront California Dreaming for steak and seafood.
For more groceries, there are two Harris Teeters within a couple of miles. "Downtown has smaller markets, and West Ashley has big-box stores like Walmart and Costco," Woods-Flower says. About 5 miles northwest of Albemarle Point is Citadel Mall, which has more than 100 businesses, and, in the coming years, is slated to be expanded into a mixed-use complex called the Citadel Mall Epic Center.

River activities, parks and greenways, plus a new pedestrian bridge

Activities on the river include boating, kayaking, canoeing and fishing. Ripley Light Marina is convenient for boat owners. A couple of miles away, Ackerman Park has a dog park, a skate park and fields and hosts the West Ashley Farmers Market on Wednesdays, seasonally.
The West Ashley Greenway, popular among walkers and cyclists, stretches about 8 miles and is part of the East Coast Greenway, a multistate network. In 2025, the city broke ground on the Ashley River Crossing, a pedestrian and bicycle bridge that will connect the greenway to downtown's Brittlebank Park and the Yvonne DuFort Evans Ashley Riverwalk. The crossing, estimated to cost roughly $90 million, is expected to be completed in 2027.

Zoned magnet schools and a top high school athletics program

St. Andrews School of Math and Science, which earns an A grade from Niche, is a magnet elementary school zoned to the area. The Charleston County School District offers transfers and open enrollment for magnet and charter schools. The C. E. Williams Middle School for Creative and Scientific Arts, rated B, is also a zoned magnet. It has two campuses, separating sixth grade from seventh and eighth. West Ashley High School, which receives a B-plus, participates in 5A athletics, the top classification for the South Carolina High School League.
There's an assortment of private schools around Charleston. In Albemarle Point, the Porter-Guad School, which was founded in 1867, is an A-plus-rated coeducational school for first through 12th grades.

Convenient access by highway or bus to parts of Charleston

U.S. Route 17, or the Savannah Highway, connects to the peninsula as the Ashley River Memorial Bridge, and state Route 30, locally known as the James Island Expressway, crosses the river as the Robert B. Scarborough Bridge. Other main roads include state Route 61, which goes through Albemarle Point as the Fielding Connector. To the north, SR-61 becomes Saint Andrews Boulevard; it meets Interstate 526 about 5 miles to the west. Several Charleston Area Regional Transportation Authority (CARTA) bus routes are available.
