Avondale offers midcentury charm and riverside recreation

Avondale sits roughly halfway between bustling Downtown Charleston and suburban West Ashley, drawing residents who are looking for easy access to fun city amenities and convenient suburban essentials. The neighborhood itself is small and brimming with midcentury charm, from its quiet streets to its petite bungalows and ranch-style homes on landscaped lots. The Ashley River, which flows to the east of the community, offers abundant outdoor recreation options, including kayaking, fishing and hiking.

Ranch-style midcentury homes and bungalows line the streets, many of which are under 2,000 square feet. “The houses tend to be a little smaller because of the era they were built in. But it doesn’t hurt the value,” says Julie Nims, a real estate agent with Coldwell Banker Realty who sells throughout Charleston and West Ashley. “The location drives the value.” Houses sit close together on grassy lawns dotted with tall, shady trees. Driveways are common and some homes also feature carports. Prices for most homes typically range from about $550,000 to about $780,000. Houses with over 2,000 square feet and full renovations can sometimes cost $1 million or more. Avondale also features one- and two-bedroom condos and townhouses, ranging from $195,000 to $300,000.

Zoned schools include St. Andrews Elementary and two B-rated options

Charleston County School District serves the neighborhood, scores an A on Niche and offers open enrollment. The schools zoned to Avondale are A-rated St. Andrews Elementary, which kids can attend from prekindergarten through fifth grade; B-rated C.E. Williams Middle, and B-rated West Ashley High. C.E. Williams Middle is separated into two campuses; the north campus is for sixth graders, and the south campus is for seventh and eighth graders. Families interested in private education can pick from many faith-based and secular options nearby.

Ackerman Park and river access offer plenty of ways to play

The West Ashley River is a go-to for kayaking, canoeing and fishing. For green space, residents can head to Ackerman Park for its many amenities including a dog park, a skate park and multipurpose fields for soccer. West Ashley Greenway is nearby and is a popular walking and biking trail that winds several miles through neighborhoods, parks and marshes. “It’s a really great outdoor resource to have there,” Nims says.

Residents shop and eat along U.S. Route 17 and downtown

Residents head to U.S. Route 17 to shop for groceries at Harris Teeter and Whole Foods and dine out at a mix of chain and local restaurants. Swig & Swine is a regional chain and popular for its pulled pork and ribs. East Bay Deli is another small chain, serving sandwiches, wraps and salads. Mex 1 Coastal Cantina is a local go-to for classic Mexican dishes. Downtown Charleston’s bustling shopping, dining and entertainment scene is about 5 miles away.

Events include weekly markets and annual charity run

The West Ashley Farmers Market is held in Ackerman Park between April and October on Wednesday evenings. The Avondale 5k Run and Walk is a popular annual event and benefits the Charles Webb Center, a developmental daycare that serves children with special needs. The race is held each October and features an after party at Triangle Char & Bar off Savannah Highway.

St. Andrews and Savannah Highway link to nearby communities

St. Andrews Boulevard and Savannah Highway are the neighborhood’s main thoroughfares and connect to downtown Charleston, West Ashley and other nearby communities. Both roadways also feature Charleston Area Regional Transportation Authority (CARTA) bus stops. Charleston International Airport is about 10 miles away, and the Charleston Amtrak station is a little closer, about 7 miles away. MUSC Health University Medical Center is about 3 miles away.

Avondale’s weather considerations

Avondale has a moderate risk for flooding during big storms. The city’s website has multiple resources to help residents stay informed about road closures and other flood-related news, and home buyers are usually encouraged to consider flood insurance. The Charleston area has been hit by hurricanes in the past—Hurricane Ian in 2022 was the most recent—but they are not a regular occurrence.
