Fishing, kayaking and crabbing come with the lifestyle in West Ashley's Oakland neighborhood, where private docks stretch out over marshland. This small neighborhood is prized for waterfront homes near Avondale, downtown Charleston and the beaches. "It's just that perfect mix of all that Lowcountry living has to offer," says Nick Crane, owner of Cobblestone Properties with Realty One Group. "It's very coastal, laid back and enjoyable."
Waterfront Cape Cod and Colonial homes
The neighborhood is perched along a tidal marsh, which connects to the Stono River and the Atlantic. Cape Cod and Colonial-inspired homes tower over the water, with raised foundations to help prevent flooding. Wrap-around porches and private docks maximize outdoor space. "Deep water lots are more of a premium because of the ability to launch a boat, but even the tidal marsh allows you to drop a kayak, fish off the dock or put in crab traps — all those outdoorsy, Lowcountry activities," says Crane, who has sold in the area since 2017. The neighborhood has a more mature vibe farther inland, where midcentury ranch-style homes are located beneath sprawling live oak canopies. Prices range from about $600,000 to about $1 million, depending on proximity to the water.
Surfing, fishing and golfing at Charleston's beaches
The West Ashley Greenway passes through this neighborhood, offering a 10-mile paved route with scenic woodland and wetland views. Days are also spent on the water, and those with deeper docks can take the 40-minute trip to the ocean. Locals boat to Charleston's coastal islands for surfing, fishing and sandy beaches. Folly Beach's fishing pier, surf shops and seafood restaurants give it a classic beach town vibe. The Isle of Palms offers surfboard rentals and a golf course wrapping the dunes.
Avondale's up-and-coming retail and restaurant scene
With shops, restaurants and nightlife, West Ashley has an up-and-coming shopping and dining scene, according to Crane. It's centered around Avondale, the downtown area, with antique stores, coffee shops, bars, and gyms. Gene's Haufbrau offers a dive-bar atmosphere with pool and shuffleboard. The food and drink menus feature German staples and draft beers. Santi's Mexican restaurant sets the scene for Cinco de Mayo with a live DJ and drink specials. Food Lion, Piggly Wiggly and Whole Foods are nearby for fresh produce and pantry staples.
Highly rated Charleston County Schools
Oakland gets its name from the highly rated elementary school. Oakland Elementary gets an overall A-minus from Niche. Kindergarten through eighth-grade students also have access to the A-rated Orange Grove Charter School next to the elementary school. Older students are zoned for C.E. Williams Middle School and West Ashley High School, which get overall B grades from Niche. The high school partners with the College of Charleston to provide early college experiences. Teens can earn up to two years of college credits by completing AP and dual credit courses.
Events to celebrate food, wine and wildlife
"There's a big community in West Ashley," Crane says, and it comes together for annual events. The Food & Wine Festival spreads across the Charleston peninsula and beyond. West Ashley's Founder's Hall hosts the Day Party, one of the festival's signature events, featuring brunch-inspired bites, live music and dancing. The festival's Culinary Village offers local and regional food and drink sampling. The Southeastern Wildlife Exposition combines art and nature with exhibits, sporting demonstrations and other special events.
Routes for drivers and pedestrians
U.S. Route 17 is a main connector nearby. It leads to Avondale, about 4 miles away. It continues across the Ashley River toward downtown Charleston, about 7 miles east. Roper Hospital is also across the river, offering 22 departments for different medical needs. Holy City Med is closer to home with primary and urgent care services. The neighborhood is close to the Interstate 526 on-ramp, leading to Charleston International Airport, about 8 miles north. The West Ashley Greenway is a convenient local route for pedestrians.
Residents prepare for hurricanes from June through November.
According to the state's Department of Natural Resources, South Carolina is the fifth most impacted state when it comes to hurricanes. The peak season is from early June through late November. According to FEMA maps, the waterfront parts of Oakland are susceptible to flooding, but raised foundations help to prevent damage.
