The Radcliffeborough neighborhood offers a walkable urban lifestyle in downtown Charleston, close to the Medical District and the College of Charleston. Housing here is a mix of condos, townhomes, single- and multifamily properties – priced competitively compared to other parts of downtown. Parking can be tricky, but King Street area restaurants and entertainment options are a short walk away, and public transportation is easily accessible.

Relatively modest home prices, flooding risk
Radcliffeborough’s median sale price is about $880,000, which is lower than the median in other downtown neighborhoods, like the French Quarter and Charleston City Market. Boat slips and off-street parking spaces can sell for between $30,000 and $160,000. Condos and townhomes typically start around $380,000 and rise to about $740,000, depending on size and view. Standalone single- and multifamily homes usually run anywhere from $745,000 to $1.7 million. Large, historic homes range from $1.8 million to $4.5 million.
Realtor Mary Lou Wertz of Maison Real Estate, a longtime Charleston local with over 10 years of real estate experience, says Radcliffeborough is a little newer than other parts of downtown. “You can find a little hidden gem, but for the most part, those houses are newer.” Some of the Colonial Revivals and Charleston single-style homes were built before 1900, but most of the Contemporary townhomes and mid-rise condo buildings were built between the 1980s and early 2000s.

Walkable, with access to parking and public transit access
Radcliffeborough homeowners and renters are eligible for up to two digital parking permits per household, since the neighborhood is one of several Charleston Peninsula Residential Parking Districts. Even so, street parking is limited. “There is not a lot of street parking, and people usually avoid driving around here,” says Chloe Doyle, a College of Charleston student and administrative assistant at 61 Vandy Apartments. She says people usually walk or bike instead. Public transportation is also an option, with Charleston Area Regional Transportation Authority bus stops on Calhoun Street and other main roads in and around the neighborhood.

Radcliffeborough is close to the Charleston Medical District
The Charleston Medical District’s health care facilities, including the Ralph H. Johnson VA Medical Center, Roper St. Francis Healthcare’s Roper Hospital and the Medical University of South Carolina, take up most of the neighborhood’s west side. The MUSC campus is home to the state’s only solid organ transplant center, a National Cancer Institute-designated cancer center and four hospitals. The Charleston Medical District Greenway hosts weekday food trucks and events, like the annual Rock the Block fundraiser.

Wertz recommends Halls Chophouse, down the road, for fine dining. The upscale steakhouse is near Music Farm and Forte Jazz Lounge, live music venues.

There are several narrow pocket parks in and around the neighborhood. Simonton Park and Shiloh Park have rectangular lawns, ornately landscaped garden beds and benches. DeReef Park has a small playground. Cannon Park is a short walk south, in the nearby Harleston Village neighborhood. “It has lots of huge trees, so it’s very quiet and covered,” Doyle says. Colonial Lake, also in Harleston Village, is a popular spot for jogging and walking.
