All the perks of Downtown Charleston with almost none of the hassle
Wagener Terrace is a tight-knit downtown Charleston neighborhood similar to other downtown communities, with its walkable streets, charming homes and proximity to some of the city's best restaurants, shops and outdoor spaces. There's just one exception: "No horse carriages," says Marshall Walker, the owner and broker-in-charge at Marshall Walker Real Estate, who has lived in the area for 20 years. While horse-drawn carriages are a staple in touristy neighborhoods like South of Broad, Wagener Terrace residents share the roads with each other instead of out-of-towners and get around mostly by bike, on foot, or occasionally, golf cart. “Some people love it, and some people hate it, but yeah, golf carts,” Walker says with a laugh.

Renovated Craftsman bungalows and Colonials from the 1930s and 1940s
Homes in Wagener Terrace were built primarily in the 1930s and ‘40s and boasts a variety of architecture, from Craftsman bungalows to Colonials and coastal-style homes overlooking the Ashley River. They have been renovated, lending modern updates like open floor plans, new appliances and stylish exterior paint jobs. Prices can run high because of these upgrades, low inventory and the neighborhood’s location. While most homes have just two or three bedrooms, prices can start at $700,000 and increase to $1.4 million. Four-bedroom houses range from $1.4 million to $2 million. Front lawns are small but neatly landscaped, and the streets are broader and less congested than those farther south, so walking, biking and on-street parking opportunities are plentiful. A small number of two- and three-bedroom condos and townhouses are also available, ranging from the high $300,000s to the high $500,000s.

Residents can walk to bustling King Street for shopping and dining
The Citadel’s campus is about a mile from the neighborhood, close enough to hear the daily bugle calls of Reveille and Taps. The Citadel’s Johnson Hagood Memorial Stadium is also about a mile away, which fills with football fans on Saturday to cheer on the Bulldogs. After the game, many head to Moe's Crosstown Tavern, a neighborhood pub that always has a ballgame on TV and is known for its burgers and craft beers. Other dining-out favorites include Rodney Scott's BBQ, a go-to for pit-style Carolina barbeque, and Leon's, an oyster and fried chicken spot that also serves salads and frozen gin and tonics. On the weekends, residents can walk or bike down King Street or Meeting Street and shop at boutique shops, browse art galleries, or hit up breweries like Edmund's Oast Brewing Company. For errands, nearby Interstate 26 leads to Walmart, Sam’s Club and the Tanger Outlets Charleston in North Charleston. MUSC Health University Medical Center is the closest hospital, about 5 miles away.

Hampton Park is just outside the neighborhood
Located just outside the neighborhood, Hampton Park is one of the city’s largest parks. It boasts walking trails that crisscross throughout the park under moss-draped oak trees. In the spring, impressive displays of flowers, especially roses, provide pops of color for afternoon walks. A small playground sits beside the park, with a basketball court and baseball field. Corrine Jones Park is another popular green space, with basketball and tennis courts, a playground and a community garden. The garden was established in 2020 by the Charleston Parks Conservatory and contains 60 raised beds where community members raise flowers and vegetables, the latter of which are regularly donated to local food pantries. The Citadel's campus is open to the public and another option for afternoon walks.

The Charleston County School District serves the neighborhood. Students can attend Mitchell Elementary School, which has an overall C-plus on Niche. Then they head to Simmons-Pinckney Middle and Burke High, both rated a C by Niche. Burke High School students can apply for the school’s Lowcountry Tech Academy to take pre-engineering and health science technology courses while shadowing professionals in their desired careers.
Teenagers in grades 9-12 can attend Burke High School located in the Wagener Terrace neighborhood.

CARTA buses and I-26 keep residents moving
Less than a mile from highly traveled King Street and Interstate 26, Wagener Terrace is well-situated for easy access to Charleston International Airport, about 10 miles away. Residents can also get around town using the Charleston Area Regional Transportation Authority (CARTA) bus, with stops along main roads like Rutledge Avenue.
Heavy rain can cause street flooding
Like the rest of Downtown Charleston, Wagener Terrace is prone to street flooding after heavy rains. Residents keep each other updated through the HOA Facebook page about any potential hazards. In June 2024, city officials completed a project to clean storm drains in Wagener Terrace to help with street flooding.
