Affordable, accessible and an up-and-coming suburb, Henderson Circle exemplifies how Charlotte's history has changed. West W. T. Harris Boulevard splits the land use, with plots to the north holding commercial businesses and plots to the south being residential. "It's a good 60/40 split between industrial and residential properties," says Martha Mendoza Borgese, a real estate adviser for 15 years with Engel and Volkers South Charlotte. While its industrial past still emanates through the neighborhood, suburban growth, a lower cost of living, and ample retail and entertainment centers continue to bring new residents into this neighborhood.

Down-home dining with food trucks and nearby shopping
Shopping and necessities aren't right next door, although Walmart and Publix are a 10- to 15-minute drive away. Along Old Statesville Road is a line of independent businesses, such as One Lucky Pup, a dog daycare and grooming facility, and local favorite eateries like Chuck's Grill, a down-home diner that serves early morning breakfast and lunch specials. The Mexican food truck Plato Pronto serves up quesadillas and tacos. Retail shopping is limited within Henderson Circle, but nearby Northlake Mall hosts over 100 popular stores and restaurants to choose from, and it is less than 2 miles west of Henderson Circle, just across Interstate 77. Residents can head to Northlake Mall to shop for clothes at Dillard’s or Hollister, grab Chick-fil-A for lunch and watch a movie at AMC Northlake 14, all minutes from home.

Alexandriana Park combines outdoor sights with American history
History buffs in Henderson Circle can head to Alexandriana Park, commemorating the signing of the 1775 Mecklenburg Declaration of Independence, considered the American colonists' first declaration of independence. Along with a plaque and recreation of the document, a half-mile walking trail through the woods lies within the park. For athletic recreation, residents head north to Clarks Creek Community Park or south to Nevin Park. Both feature athletic fields, playgrounds, picnic spaces and water parks for the hot Carolina summers. There's also plenty of indoor recreation. Frankie's of Charlotte is an indoor/outdoor amusement park with go-carts, miniature golf, laser tag, and an arcade. It features a café and bar with pizza, wings and beer and hosts group events and birthday parties. Catching a flick at Cinergy Dine-In Cinemas makes for a great night out, as the theater offers a full dinner and drinks menu that patrons can eat at their seats.

Students attend schools in neighboring Huntersville under the jurisdiction of Charlotte-Mecklenburg Schools. It offers an extensive STEM program, including participation in the North Carolina Future City Competition, a sustainability challenge for imaginary city planning. North Mecklenburg High School, rated a B-minus, offers vocational training on campus with a greenhouse, auto body shop, cosmology lab and commercial kitchen.

Pre-World War II homes alongside pre-Covid properties
Starting as an industrial park, the neighborhood now hosts modest mobile and modular homes, brick one-story and split-level ranch-style homes and a collection of modern colonials. Single-family homes in Henderson Circle run anywhere from $225,000 to well over $400,000. Most historic homes in Henderson Circle date to the 1930s and '40s, and any properties that aren't renovated will sit at the lower end of the market, around $250,000, according to Borgese. But new home construction, most productive before the pandemic, brought more options for homebuyers, with a standard modern colonial with three bedrooms and two bathrooms running between $350,000 and $400,000. Borgese also points out that buyers should note the lack of inventory when looking for a home here. "Builders stopped building during the Covid pandemic," she says. That, paired with high demand, is currently affecting the market. "We've had an influx of relocation and a lack of inventory to begin with. In this affordable space, there is high competition, which raises prices."

Major highway access connects Henderson Circle to greater Charlotte
There are few sidewalks, as wide roads wind through the neighborhood past spacious wooded yards instead. Henderson Circle's accessibility to major thoroughfares is a plus, especially since residents will need a car to get around in the neighborhood. Many people who live in Henderson Circle commute to work; I-77 and I-485 intersect at its north end. State Route 24, also known as West W. T. Harris Boulevard, cuts through the middle of the neighborhood, giving direct access to I-77. Minimal public transportation is available; several Charlotte Area Transit System bus stops sit along Old Statesville Road, but Borgese notes the city could do a better job of providing public transportation for those who need it.
