Park Road Shopping Center is walkable from many homes. It’s become increasingly well-known, with notable spots like J. Crew Factory and the AMC Park Terrace movie theater. “Park Road Shopping Center was not like it is now when I was a kid,” Roche says, who was born and raised in Charlotte and has lived in the Madison Park community since 2019. “You didn’t have any restaurants; it was more just random stores. It wasn’t really a destination. They’ve done a wonderful job revamping it in the last 10 years.” Harris Teeter and casual dining spots like CAVA and Shake Shack are also located in the retail area. Within the neighborhood, Park Road offers more eateries, outlets and entertainment. Over on South Boulevard, El Puro serves upscale Cuban cuisine. Residents can also shop at a nearby Costco, and the SouthPark Mall, Charlotte’s largest shopping hub, is just 2 miles away.Renovated ranch-style homes
Home styles are simple and neat, many with colonial influences, including front exterior columns. “There are a lot of ranch-style brick houses from back in the 70s,” Thompson says. “Many are pretty cookie-cutter, and on the smaller side — most people go in and redo them.” Decades-old oaks shade Madison Park’s wide streets. Both front and backyards are typically spacious. Single-family homes with 1,000 to 2,000 square feet cost anywhere from $300,000 to $785,000. For 2,000 to over 3,500 square feet, prices range from $595,000 to $1.4 million. For those looking to own property a little closer to retail hubs, condos start at $217,000 and go as high as $367,000. Townhomes sell for $350,000 to $780,000. “It has a great demographic because you have people who have been there for over 30 years, and then you have a lot of first-time homeowners,” Roche says.Community events at Brawley’s Beverage
The voluntary Madison Park Neighborhood Association plans events for residents. According to Roche, local breweries and taprooms, such as The Auto Pour and Brawley’s Beverage are owned by Madison Park residents. Both places host monthly socials, summer block parties and holiday celebrations. “During COVID-19, we organized a really fun social distance block party with music,” Roche says. Madison Park’s National Night Out, a chance to connect with local police officers, is one of the biggest events. Pinewood Elementary earns a C rating from Niche and is walkable from many homes. Alexander Graham Middle School is rated B-plus, while Myers Park High School receives an A. With 13 individual buildings and a 62-acre campus, the high school tries to emulate the feeling of a small college. “Myers Park is a strong school,” Roche says. “It definitely brought more attention to the neighborhood. Madison Park is more affordable than the Myers Park neighborhood; it’s a way people can get their kids into Myers Park High School without having to spend $1 million.” Charlotte-Mecklenburg School District students can apply to attend magnet schools with programs in STEM, visual and performing arts and world languages.Getting outdoors at Madison Central Park
The neighborhood’s quiet web of residential streets surrounds Madison Central Park, just behind the elementary school. The park offers an entry-level disc golf course and playground. In the south of the neighborhood, Marion Diehl Park comprises an 80-acre green space and rec center. It includes outdoor exercise equipment, tennis courts, a renovated playground and an indoor pool. The rec center provides classes and youth sports teams. Located a few miles from the community, Freedom Park has a few unofficial outdoor spaces. “It’s not a legit park, but Briar Creek runs through Madison Park. On certain streets, the homes are in a flood plain zone,” Roche says. “A couple of years ago, the city tore three houses down, and they turned it into a green space.” Residents have set up picnic tables and pop-up soccer goals.Bordered by Park and Woodlawn roads
The retail section along Park and Woodlawn roads is pedestrian-friendly, says Roche. “You can definitely walk up the street to Park Road. Then there’s also the part of Madison Park that's on the other side of Seneca Place and goes all the way to Tyvola Road. You probably wouldn’t want to walk that section of the neighborhood, but the drive would only be a couple of minutes.” The neighborhood is 5 miles south of Uptown, Charlotte’s central business and entertainment district. While most residents choose to drive, they can also commute via the CATS bus or The Lynx light rail Blue Line, which runs along the neighborhood’s western border. Billy Graham Parkway connects residents to the Charlotte Douglas International Airport, 8 miles away.Crime
