Houses and streetscapes differ from subdivision to subdivision. Toward North Graham Street, buyers will find cottages and American Craftsman bungalows, some of which date to the 1950s or earlier, connected by somewhat narrow streets with minimal room for street parking. Other subdivisions are populated with 1980s and ‘90s-era Colonial Revival and midcentury ranch-style builds. Constructions are still being built through the 2020s, often following New Traditional architectural designs. Sidewalks are more common, and streets are wider, in these newer subdivisions. Regardless of a home’s age, many have mature trees in their back yards, and many sell within a month. “We don’t have a lot of inventory. If it’s on the market and priced right, it goes quickly,” says Cheri McNeal, a real estate agent with Coldwell Banker who has sold homes in Charlotte for over two decades. Prices for detached homes usually range from $250,000 to $400,000. Townhouses can be found in the southwest corner of Mineral Springs, selling in the $300,000s, while condos near North Graham Street sell in the $200,000s.
A high school with a fantastic football team
The Governors Village STEM Academy’s lower and upper schools serve Kindergarten through fourth grade and fifth through eighth grade students, respectively. The lower academy receives a B-minus from Niche, while the upper academy is C-plus-rated. Julius L. Chambers High gets an overall C and is known for its football program, which has made it to the 4A state championships three times in the past six years. Mnatsakanov notes that much of the neighborhood is “close to Interstate 85, yet far away enough that you don’t hear the noise.” Residents can ride this highway west and switch to Interstate 77 to get to Uptown Charlotte, about a 10-mile drive total. However, commuters should be prepared for heavy traffic during rush hour. For car-free travel, there’s the Charlotte Area Transit System (CATS) Lynx Blue Line. “Mineral Springs is a car-dependent neighborhood, but the Blue Line is good if you want to go downtown but not have to worry about the drive over,” Mnatsakanov says. Thanks to nearby University City, locals don’t have to travel far for dining or errands. Familiar eateries include Culver’s and Outback Steakhouse, along with Mi Pueblo Mexico Grill, a casual North Carolina Tex-Mex chain. Mnatsakanov recommends Le Kebab Grill, which serves up Mediterranean favorites such as lentil soup and falafel, with plenty of halal options. These restaurants are joined by retailers and grocery stores such as IKEA, Hobby Lobby and a Walmart Supercenter. On the other side of the neighborhood is Maria’s Grill, a breakfast and brunch mainstay that doles out mouthwatering Southern classics, including country biscuits and liver mush. RibbonWalk Nature Preserve takes its name from the private gardens of Queen Charlotte’s mother-in-law, which “ribboned” through the forest. This 188-acre nature preserve carries on this legacy, offering 3 miles of trails and an array of hardwoods and conifers, plus some of the oldest American beech trees in the area. Dogs are welcome if they’re leashed. Plant life is also plentiful at the University of North Carolina at Charlotte Botanical Gardens, including threatened species such as the titan arum. Visiting the gardens is free. Hikers will also find an extensive network of trails in neighboring University City, including Mallard Creek Greenway, which stretches some 5 miles.
