Ponderosa-Wingate
Suburban Neighborhood in Charlotte, North Carolina
Mecklenburg County 28208, 28217
Residential reprieve with an established feel
While south of West Boulevard is mainly industrial, the neighborhood's northern end comprises residential streets along sloping hillsides. Homes nestle side-by-side, bordered by sidewalks and telephone poles, with outstretched oaks dotting the lawns and towering above the roofs. Simple wood and chain-link fences separate more modest lots, though it’s possible to find properties with a quarter acre of room. “There are more renters, so the inventory isn’t always high,” says Cook-Crespo. Brick ranch-style homes from the 1960s can be priced between $180,000 and $280,000 for three to four bedrooms. New constructions are rare and list for around $400,000.A local school gives students strong career foundations
Charlotte-Mecklenburg Schools serve the area, with pre-kindergarten through eighth-grade students attending Renaissance West STEAM Academy. The school is part of the Renaissance West Community Initiative, a neighborhood revitalization project aiming to spark economic growth along the West Boulevard. Kids learn from a curriculum that centers on science, technology, engineering, arts and math, giving them a strong educational and career foundation from a young age. Primary school-aged students are required to wear a uniform. For high school, students move up to Harding University High. Both schools score a C grade from Niche.New upgrades preserve a strong community fabric
Public art displays will soon decorate 11 community landmarks surrounding Ponderosa-Wingate, illustrating the local history. The project represents Charlotte's renewed commitment to a collection of disinvested neighborhoods, including those along the West Boulevard. Other planned improvements to the community include upgraded infrastructure, pedestrian lighting and increased activity by organizations aiming to curb crime. Ponderosa-Wingate currently holds a CAP Index Crime Score of 7 out of 10, higher than the national average of 4.A small selection of local dining
Ponderosa-Wingate is within minutes of Charlotte's prominent food and beverage hotspots. When dining in town, residents head to Lawrence Caribbean Restaurant to sip on syrupy sorrel and fill up on spicy curry chicken roti. The counter-serve spot has been a neighborhood staple since its owner opened its doors in 2015. Further along the West Boulevard is a diverse array of cuisines, from Greek to Mexican to classic American fare. A Walmart Supercenter about a mile north is a convenient stop for groceries and errands. Locals can find fresh produce at the Three Sister’s Farm and Market, a community garden and co-op planning to open its flagship store on West Boulevard.Airport access and an incoming light rail
Planes soar overhead from the Charlotte Douglas International Airport, located 2 miles west of the neighborhood. Uptown Charlotte is about 5.5 miles or 13 minutes away via West Boulevard, which allows residents to bypass much of the highway traffic into Center City. Charlotte Area Transit System buses also stop along the thoroughfare, providing rides around the city to this car-dependent suburb. “The light rail’s going to be coming over there, and that’s been a huge driver of growth across the city,” says investment consultant Caroline Jackson, who predicts that the area will see a boom over the next decade.Walk to the neighborhood park
Wingate Park is a comfortable outdoor area for casual get-togethers. At dusk, dog walkers mosey around the sidewalks while kids climb on the playground, with caregivers watching from the tree-shaded benches. For indoor sports and baseball games, families flock to Southview Recreation Center. This hub for active locals has a gym and a popular 2-mile bike loop.
