For an easy commute and a firmly established vibe at a relatively affordable price for Charlotte’s fast-growing housing market, Ponderosa-Wingate could be a winner.

While south of West Boulevard is mainly industrial, the neighborhood's northern end comprises residential streets along sloping hillsides. Homes nestle side-by-side, bordered by sidewalks and telephone poles, with outstretched oaks dotting the lawns and towering above the roofs. Simple wood and chain-link fences separate more modest lots, though it’s possible to find properties with a quarter acre of room. “There are more renters, so the inventory isn’t always high,” says Cook-Crespo. Primary school-aged students are required to wear a uniform. For high school, students move up to Harding University High. Both schools score a C grade from Niche.

Planes soar overhead from the Charlotte Douglas International Airport, located 2 miles west of the neighborhood. Uptown Charlotte is about 5.5 miles or 13 minutes away via West Boulevard, which allows residents to bypass much of the highway traffic into Center City. Charlotte Area Transit System buses also stop along the thoroughfare, providing rides around the city to this car-dependent suburb. “The light rail’s going to be coming over there, and that’s been a huge driver of growth across the city,” says investment consultant Caroline Jackson, who predicts that the area will see a boom over the next decade.
