Villa Heights

Dine, drink and shop on North Davidson Street
A trip along North Davidson Street leads to a lineup of shops and eateries. Rhino Market & Deli serves hot roast beef and stacked-high corned beef brisket sandwiches. Free Range Brewing offers an assortment of craft brews and donates its spent grain to farmers for feed. Along East 26th Street, there’s Korean fusion barbecue at the Seoul Food Meat Company. The Urban District Market is a food hall with various cuisines and a bodega shop. The Plaza has grocery options, including Food Lion and Giant Penny Grocery, a little farther up the road. Giant Penny offers locally sourced fresh meat and poultry. From mill houses to new, sleek builds
Mill houses built in the late 1800s were once common throughout the neighborhood, but many have been torn down. Now, housing styles are mostly a mix of bungalows with Craftsman features and newer two-story houses with traditional or contemporary Influences. "We have a lot of very old homes, but also a lot of new and extensive construction going on over there,” Monroe says. “There are also larger lots here than you would typically find in other neighborhoods, so a lot of people really appreciate that.” Price points can range from $400,000 to $750,000 for the older single-story homes, depending on size and how extensively they’ve been remodeled or updated. The two-story homes built within the past several years start at $840,000 and go for over $1.5 million. There are also one or two-bedroom condos for between $312,000 and $395,000 and townhouses between $284,000 and around $802,000. A total of 55% of residents are renters.Cordelia Park and a community garden
Cordelia Park is a 24-acre green space in the neighborhood’s southwest corner. “Putting a park there made a lot of sense,” Hanchett says. “Cliff sounds too dramatic, but it’s a very steep hill that couldn’t be built on. The park has a swimming pool with a splash pad, playground and basketball court where a mural covers the entire ground. The park is also home to an events pavilion and the Villa Heights Community Garden, established a decade ago as part of a goal to provide residents with fresh produce. There are 11 plots reserved, first come, first serve. The Cross Charlotte Trail cuts through the park. The greenway trail is an ongoing project expected to run for 30-plus miles when completed. Along the way, the trail passes through Uptown and Villa Heights – where it connects to the Little Sugar Creek Greenway.Events with the Villa Heights Community Organization
The Villa Heights Community Organization hosts yearly events, like a summer kick-off party and Easter egg hunt. Neighborhood meetups often happen in Cordelia Park or Free Range Brewing. Villa Heights is close to venues in Uptown, like Spectrum Center, where the Charlotte Hornets play.A high school prioritizing safety
Villa Heights Elementary earns a C-plus grade from Niche. Both Eastway Middle and Garinger High score a C rating. From the end of 2023 to the beginning of 2024, multiple students were affected by violent crimes near the high school. The district has installed security cameras and weapon detection and hired school resource officers to increase the school’s safety. Students can apply to attend Charlotte-Mecklenburg School District magnet schools with STEM, visual and performing arts and world languages programs.Within walking distance of Lynx Blue Line
It’s rare for a Charlotte neighborhood to be as walkable as Villa Heights. The Lynx Blue Line light rail service has two stops just outside of the neighborhood bounds on North Brevard Street. Residents can also find bus stops throughout the community. The neighborhood is close to Interstate 277, which connects to Interstate 85. I-85 leads to Charlotte Douglas International Airport, about 12 miles west of Villa Heights.Crime above the national score
The CAP Index gives Villa Heights an overall crime and safety score of 7 on its 10-point scale, higher than the national average of 4. However, violent crimes score between a 4 and 5.
