Named after Booker T. Washington, Washington Heights is a Historic West End neighborhood a few miles northwest of Uptown Charlotte. It’s known for its strong connection to local history and culture along Beatties Ford Road, where murals adorn longtime restaurants and neighbors gather in community spaces. But it’s not just the history and sense of community that draw homebuyers here. Home prices often fall below the citywide median, and there’s access to public transportation, which puts popular districts like South End and Plaza Midwood a short bus or streetcar ride away.

Established single-family homes and some new construction

Along Washington Heights’ wide, tree-lined streets, you’ll mostly find ranch-style homes, cottages, bungalows and American Foursquares built between the 1920s and 1970s. But new builds, often Craftsman or modern in design, are popping up throughout the neighborhood. “A lot of homes are under 1,500 square feet, which helps with affordability,” says Erica Fried, a Realtor with DASH Carolina, who adds that the spacious yards here are a draw. “In these older established communities, you’ll often have larger lot sizes than what you’ll find in the newer developments.” The median sale price in Washington Heights is around $240,000, significantly below Charlotte ’s, which hovers around $430,000. Prices start in the lower $100,000s and can reach the mid-$600,000s.

Getting to Uptown Charlotte by car, bus, bike or streetcar

Uptown Charlotte is around 3 miles away, and commuters have several ways to get there. The drive via Beatties Ford Road and West Trade Street takes between 8 and 15 minutes. You can catch a CATS bus for a 25-minute ride into the Center City, or you can make your way to the French Street CityLYNX Gold Line streetcar station, about a mile away. Biking is also an option, with bike-friendly streets such as Oaklawn Avenue. “Because you’re close to Uptown, you can hop on one of the electric bikes. There’s the light rail. You can travel and go to South End,” says Christina Rainford, a Realtor with Coldwell Banker Realty. Commuters can quickly hop onto interstates 277, 77 and 85 to reach destinations farther away.

Public schools with magnet programs serve Washington Heights

Washington Heights is within the Charlotte-Mecklenburg Schools district. Students can attend Bruns Avenue Elementary School, which is in Seversville and offers an Environmental Sustainability magnet program, before moving on to Ranson Middle School in Nevin Community and then to West Charlotte High School, which is in University Park and has an International Baccalaureate program. Alternatively, families can apply to the district’s magnet schools, two of which are in the neighborhood: Northwest School of the Arts and University Park Creative Arts Elementary School. Victory Christian Center School is a nearby private option in Firestone-Garden Park.

Where residents dine, shop and grab everyday essentials

Restaurants and a few small shopping centers dot Beatties Ford Road. Popular spots include:

  • Original Chicken 'n Ribs, a long-running staple known for its "Fat Boy" burger
  • Archive, a culture-focused coffee shop celebrating Charlotte’s Black history
  • West End Fresh Seafood Market, a favorite for fried fish platters and sandwiches
  • Mama Gee's, a takeout restaurant specializing in Ghanaian cuisine
Camp North End, about 2 miles east in Druid Hills, offers more locally owned sit-down restaurants, as well as food stalls, boutiques and events. “You’re close to the Five Points neighborhood, which includes Seversville and Biddleville. There are newer restaurants, hometown-feel restaurants and coffee shops popping up around there. You can really feel at home,” Rainford says. Food Lion is close by for groceries, but for larger shopping trips, there’s a Walmart Supercenter in Ashley Park and an array of national retailers outside of Northlake Mall, about 8 miles away in Northlake.

Outdoor spaces for exercise, play and community connection

There are a few places to enjoy the outdoors and exercise in Washington Heights and nearby. During your free time, you can:

  • Play basketball or baseball at L.C. Coleman Park
  • Take your kids to the playground and splash pad at West Charlotte Park
  • Lift weights or join a pickleball tournament at West Charlotte Recreation Center
The Ritz at Washington Heights is a notable green space built on the grounds of the former Ritz Theater, the last movie theater built exclusively for Black audiences during segregation in Charlotte. Completed in 2021, the project transformed a long-vacant lot into a community gathering space with landscaping, public art and seating. In honor of the site's history, the venue regularly hosts outdoor movie screenings.

Washington Heights murals reflect local history and identity

Washington Heights tells its story through the colorful murals featured along Beatties Ford Road. On the side of West End Fresh Seafood Market, Abel Jackson's "The River of Life" piece honors the lives of those who helped desegregate Charlotte's schools, and Washington himself is depicted in Georgie Nakima's "Booker T" mural at the Livestarr Recording Studio. “You have people who want to be a part of the historic neighborhoods and the culture and sense of community that comes with it. That’s a huge draw for people,” Rainford says.
