Ashcroft is part of the eastward expansion of Charlottesville, past the popular Pantops neighborhood. But just because it’s a newer suburb, doesn’t mean it’s lacking the amenities associated with the downtown core, a dominant hub for restaurants and nightlife. “There are good restaurants out this way,” says Patricia Irby, a Realtor with Keller Williams Alliance. “And with Route 250 right here, you can get to Barracks Road Shopping Center in about 10 minutes.” That said, Ashcroft is designed for lifestyles that like to be a bit more removed from the daily hubbub. Winding roads present homes on heavily wooded lots – and that’s largely what you’ll see in general with this neighborhood. “It’s a car neighborhood,” Irby says. “You aren’t going to be walking to parks or places to eat.”

Large 1980s homes from $700,000
Given the lush, almost remote environs of Ashcroft that are nevertheless still within driving distance of downtown Charlottesville, homebuyers can expect properties to come at a premium. “Ashcroft will have homes from the 80s, but also roads like Summit Ridge Trail are some of the most sought after in the area,” says Jessica Russo, associate broker with Nest Realty. Some of the homes on Summit Ridge can be multi-million-dollar properties. However, homebuyers aren’t limited to luxury estates from the 2010s with mountain views and nearly 7,000 square feet of living space. Starting at $700,000 it’s possible to find those 1980s dwellings that Russo speaks of. These may show up with lodge stylings – appropriate for the green surroundings. Prices will extend up to the million-dollar range. For example, in the higher end of the homes here, 2000s brick colonials with four bedrooms may sell for around for $900,000.

Highly rated schools bolster Ashcroft’s appeal. Stone Robinson Elementary earns an A-minus from Niche and has a 13-to-1 student-teacher ratio. Commuting on U.S. Route 250
Transportation is a big focus, given that residents are dependent on cars to access anything beyond their residential streets. Having direct access to U.S. Route 250, which is at the foot of the neighborhood, is certainly a boon: this is a major east-west corridor for exploring Charlottesville. However, because Route 250 links up with Interstate 64 at this juncture, there can be traffic in the morning and evening hours from commuters. At the same time, if residents are commuters themselves, then they can immediately be on their way to Richmond or Washington. Richmond is about 70 miles away and Washington is about 115 miles away.

Barracks Road Shopping Center is one of the area's prime spots when it comes to running errands in Charlottesville: Everyone from students to residents takes advantage of the Kroger and Harris Teeter supermarkets, clothing stores and fast-casual eateries. But there are closer opportunities, too, like the Pantops Shopping Center, which has a Food Lion. “There are around 30 retailers in this area,” Irby says. “Guadalajara Mexico is a locally owned restaurant, and a good place to eat. There are plenty of amenities right here.” Other locally owned franchises have come to the area. Grit Coffee, for example, now has a bright and sleek location in the Riverside Village complex, just a little over a 3-mile drive from most homes in Ashcroft.

Walking and exploring Darden Towe Park
For a traditional park experience, residents will typically drive about 4 miles west to Darden Towe Park. There are a number of amenities here, not least of which is the open rolling terrain that’s suitable for walking and exploration. Soccer and pickleball are two popular pastimes enjoyed here. For a deeper immersion in nature, residents can float down the Rivanna River. Darden Towe Park connects to the Riverview Park trailhead, which itself sits next to the Rivanna River Company, a place to rent kayaks and innertubes. Others choose to fish in the river.
