Density increasing for Jefferson Park Avenue
Jefferson Park Avenue is defined by the namesake street which can ferry traffic from the University of Virginia on the north end to a west end expressway. But with campus so close by, this has largely been a neighborhood geared toward those who want to walk where they work or study – a feature that has fostered a market for investors in multi-family homes. In December 2023, the City Council passed a zoning ordinance that Realtor Joe Porterfield says will increase density and shape the neighborhood’s landscape in coming years. “You’re seeing movement where a house that has been there for 80 years can be torn down in favor of a five-story building,” says Porterfield, who’s lived in the area for 40 years and is now with Avenue Realty. “That new identity hasn’t crystallized yet. These changes take place over time.” More than 23,000 students roam the campus of UVA, which is known for its strong academics, particularly in the fields of law, engineering, business and social sciences. Outside of the classroom, roughly 30% of UVA undergraduate students participate in Greek life.

Pi-Napo serves wood-fired pizza
While downtown eateries aren’t far from Jefferson Avenue Park, residents have more direct access to options in their backyard. “On the west end, there’s a little enclave of businesses and a gas station,” says Porterfield. The choices in cuisine are diverse. Pi-Napo serves wood-fired pizza from a rustic brick building, while Durty Nelli’s Pub & Deli offers up sandwiches in an eclectic sports bar setting with live music. Rivanna Trail is a backyard escape
The neighborhood’s western tip leads to Rivanna Trail, which curves around creeks and forested terrain. Volunteers who maintain the space refer to it as an “urban wilderness” trail, since it also connects various residential areas. Roughly 2 miles west of the neighborhood, there’s also the Ragged Mountain Nature Area. Hikers can enjoy a loop trail around Ragged Mountain Natural Area, taking note of wooden animal sculptures along the way.
The Rivanna Trail is a 20-mile rustic hiking trail that goes through Barracks Road.

There’s a mix of housing in Jefferson Park Avenue, with Cape Cods and brick ranch-style homes on quiet streets reminiscent of neighboring Fry Spring’s leafy suburban vibe. Homes are often transformed into multi-family dwellings and sold as investment properties, which range from $450,000 to $900,000. But as Porterfield says, density is the game here, and that will only increase in the coming years. Two-bedroom condo units tend to cost between $225,000 and $400,000, but a top-floor penthouse suite can cost up to $625,000. “Even though the university shapes the vibe of Jefferson Park Avenue, there’s no sense of friction moving in between surrounding neighborhoods. This is a quiet place, and a huge melting pot of cultures,” Porterfield says.
