Northeast Charlottesville has a rural atmosphere near city amenities
In Northeast Charlottesville, the city’s density falls away into quiet subdivisions and gently rolling farmland that’s still a short drive from the city’s amenities and well-rated schools. “This is the epicenter of horse farms,” says Matthias John , a Realtor with Corcoran Wiley Real Estate and a Charlottesville resident. “Imagine white-painted horse fencing, rolling meadows, horses grazing.” Northeast Charlottesville is a large area that stretches from Pantops north along U.S. Route 29, one of the city’s primary commercial corridors. Residents living in the community’s south have quick access to the city’s parks and downtown area, while those in the north have a more rural lifestyle and are closer to Barboursville, an area known for its wineries.
Historic estates, modest bungalows and new builds on acreage
Northeast Charlottesville offers wooded subdivisions and country homes surrounded by farmland. “All those neighborhoods northeast of town are on relatively large lots, meaning more than just half an acre,” John says. “Even though we call them neighborhoods, there's a very spacious feel to them.” Split-levels, ranch-styles and bungalows typically cost between $310,000 and $710,000, while New Traditional and new construction builds range from $710,000 to $1 million. Historic homes from the 1700s and 1800s, custom builds and properties with several acres can range from $970,000 to $4.4 million. Townhouses and condos built since 2020 can cost between $370,000 and $520,000. The CAP Index Crime Score is 1 out of 10, lower than the national average of 4.
Albemarle County Public Schools receive strong ratings
Kids can attend Albemarle County Public Schools, which earn an overall A rating from Niche. The neighborhood is zoned for several schools, including the B-plus-rated Stony Point Elementary, the A-minus-rated Jackson P. Burley Middle and the B-plus-rated Monticello High. High schoolers can enroll in Monticello High's Health and Medical Sciences Academy, where they take courses related to health careers. The University of Virginia, one of the city’s largest employers and ranked by Forbes in 2025 as Virginia’s best college, is around 8 miles away.
Two large parks offer plenty of outdoor recreation
Northeast Charlottesville is near several popular parks and outdoor activities. The 280-acre Pen Park is the largest in the city and is home to the 18-hole Meadow Creek Golf Course, an accessible playground and tennis courts. The Rivanna River borders the park and is a popular spot for kayaking and tubing. The park also offers access to the 20-mile Rivanna Trail loop. “Charlottesville is very proud of having the Rivanna Trail,” John says. “It’s a complete loop going around Charlottesville, so wherever you are in Charlottesville or Albemarle County, you’ll find access to the trail. You can walk stretches or walk the entire loop.” The over 110-acre Darden Towe Park is also nearby, offering a large dog park and sports fields that host youth soccer and softball leagues. At the Fernbrook Natural Area, hikers can explore a 2-mile hiking trail through the forest. Shenandoah National Park is around 31 miles away.
Events at Pen Park and Darden Towe Park
Pen Park and Darden Towe Park host regular events. At Pen Park, Farmers in the Park offers fresh produce and homemade foods on Wednesday evenings from May through October. Darden Towe Park hosts the annual Freeze Your Socks Off 5K Fun Run in February to raise money for the Ronald McDonald House.
Restaurants, stores and wineries are all nearby
Northeast Charlottesville’s location provides several nearby options for dining and shopping. “Depending on which neighborhood you’re in, it’s 10 to 15 minutes into downtown Charlottesville,” John says. “However, being northeast of town means you might consider going to the area north of Charlottesville near the airport. It's seen so much development — you have a Target there, dozens and dozens of restaurants and grocery stores.” This growing area near the airport is along Route 29, which has grocery stores like Harris Teeter and Food Lion. Restaurants here include national chains like Bonefish Grill and locally owned options like Virginia BBQ Co., which serves locally sourced smoked meat. Being close to Barboursville means having easy access to Virginia’s wine country. Barboursville Vineyards is one of the area’s most popular wineries and has several spaces for wine tastings. The winery is also home to Palladio Restaurant, which pairs wine with upscale Italian cuisine.
Route 20 leads to Charlottesville and Barboursville
Northeast Charlottesville is a car-reliant community. State Route 20 is the main thoroughfare, leading roughly 5 miles to Charlottesville and 11 miles to Barboursville. U.S. Route 29 is nearby. Houses of worship include Chapman Grove Baptist Church and Pantops Community Church. Sentara Martha Jefferson Hospital is around 6 miles away, and UVA Health University Medical Center is 7 miles away. Charlottesville-Albemarle Airport, which has domestic flights, is a 7-mile trip.
