Redfields is a suburb on the surface. But given the neighborhood’s unique location – and some might even say strategic location – it has more of a blended identity. Interstate 64 curves across the northeast border, separating Redfields from downtown and the University of Virginia. “It was a vacant tract of land, just south of the city, with not much there besides trees,” says Robert Russo, associate broker at Nest Realty. But this isn’t a development where the greenery has been scraped away. “There are still trees, which provide a sense of privacy,” says Katelyn Mancini, a Realtor with Howard Hanna Real Estate Services and a 2023 CAAR Sales Associate of the Year. Together, these various elements give the neighborhood a sense of ease and convenience. “It has a somewhat rural feel,” says Russo. “But you can drive to newer amenities, like the 5th Street Station shopping center.”

Single-family homes from $375,000
The neighborhood’s namesake road serves as a kind of main drag: Redfields Road passes by the community pool and by several side streets that end in a cul-de-sac, like Nettle Court. This is a newer development in the area that features midcentury homes. Here, the properties were largely built between 1991 and 2007. “There are a variety of home plans that can accommodate different phases of life,” says Mancini. For example, buyers can expect to see homes that have a bit of a contemporary colonial style with covered front porches and taupe siding with navy blue or hunter green accents. These four- and five-bedroom homes range from $500,000 to $700,000. But that’s the higher price bracket of this neighborhood. Most homes range from $375,000 to $500,000. There are also properties available through the HOA, known as courtyard homes, that focus on maintenance-free living. “This is a neighborhood where you can be an empty nester who doesn’t want to mow a lawn or who wants a main-level floor plan,” Mancini says.

Dozens of AP classes at Monticello High
Students can start their journey at Mountain View Elementary, which earns a B rating from Niche. The elementary school currently covers kindergarten through fifthth grade, but Albemarle County announced in 2024 that a new school is being built for third through fifth grades – the first project of its kind in the county in 20 years. Burley Middle is an A-minus rated school with an 11-to-1 student-teacher ratio. Monticello High is rated B-plus, and students can choose from nearly two dozen Advanced Placement courses, ranging from studio art to environmental science.

Plenty of trails to cover nearby
Enjoying the outdoors is a big part of life in Redfields, with shaded walking trails wrapping around a lake, where people can fish. Just on the other side of Interstate 64 is the trailhead for the Sunset Drive portion of the Rivanna Trail, which hikers can take to the Fontaine Research Park. Or, only a few blocks west, there’s the option to visit Azalea Park, which is also part of the Rivanna Trail system. With over 20 acres to explore, this is a good space for those who want natural immersion – Moore’s Creek, for example, passes through the park. But there’s also a playground, and sports enthusiasts can use the basketball courts as well as the ballfields. Of course, on a warm day, the Redfields Community Pool is an easy go-to within walking distance for residents. “It’s a community where people know their neighbors,” Russo says. “They do a nice Easter Egg hunt in the spring that’s pretty popular, and community garage sales throughout the year.”

5th Street Station has groceries and global flavors
It's worth considering that, while Redfields is close to the urban core of Charlottesville, residents will typically drive east about 2.5 miles when running everyday errands. At the 5th Street Station shopping mall, there’s a Wegman’s that serves as the neighborhood’s primary grocery stop. Fast food spots and conveniences like Starbucks line Fifth Street upon entering. Retail options include a department store and a Dollar Tree, plus goods for furry friends at PetSmart. Restaurants are in abundance, ranging from quick bites of ice cream to fast casual options like Panera Bread. But there are slower sit-down experiences that bring global flavors to the table. Inka Grill serves Peruvian cuisine, while Kanak serves Indian food. Nightlife focuses on craft beer, whether that’s accompanied with a movie at Alamo Drafthouse or with televised sports at Timberwood Tap House.

Interstate 64 adds a commuter-friendly dimension to the neighborhood: it’s practically on the doorstep of Redfields, curving around the northeast border. But this is also part of I-64 that intersects with Route 29, one of the more important corridors linking various neighborhoods together in Charlottesville. Within a mile, drivers on Route 29 can merge onto Jefferson Park Avenue – also known as Business 29 – for a quick connection to the University of Virginia. Or, there’s the option to continue going north 4 miles to the Barracks Road Shopping Center, one of the city’s most popular places to shop for groceries, buy clothes and experience locally owned eateries. Bike paths in the neighborhood are available for those who desire alternative transportation options.
