Riverrun
Neighborhood in Charlottesville, Virginia
Charlottesville County 22901
Townhouses and condos starting at $200,000
Virginia Moore, a Riverrun resident for seven years and the certified celebrant with Beautiful Elopements & Creative Ceremonies says there were multiple reasons she and her husband moved to the neighborhood. “The main reason is that it's by the river,” Moore says. “My husband and I are woods walkers, and there are great trails we use every day. Also, we’re a mile from Pen Park, and there’s a diverse community age-wise and race-wise. There are babies and older folks, but not so many in between.” The streets of Riverrun are filled with rows of townhouses and collections of condos. Condos sell for $200,000 to $275,000 and townhouses for $275,000 to $400,000. These simple shingle-style homes with white trim were built between 1980 and 2005. The older townhouses have alternating designs, where units with tan siding bookend a section with light-colored stucco and dark trim. Some have attached garages, but most have assigned parking spots. The neighborhood also uses cluster mailboxes because the homes have small garden beds and paved sidewalks instead of front yards. Those who have backyards don’t have much yard space to maintain. "Some streets have formed their own sub-associations, so you may have to pay two HOA fees,” John says. “You get something in return, though, because maintenance is on top of things. You don’t see abandoned sidewalks here.”Recreation at Pen Park and Meadowcreek Golf Course
Down the street from the neighborhood is Pen Park, the largest park in Charlottesville. “Pen Park offers a lot of amenities for families and young children. There’s a playground, and then there’s the Meadowcreek Golf Course. Pen Park also has miles of hiking trails and, of course, the Rivanna River. What I love about Charlottesville is the Rivanna Trail. It was completed two or three years ago by hundreds of volunteers, and it forms a loop around Charlottesville and gives residents access to its well-maintained trail throughout the city.” The park is growing as construction continues on the Bennett’s Village all-abilities play space, including features like a large treehouse, sensory garden and water play area. Riverrun residents who don’t want to go far from home to relax hang out at the outdoor community pool.High-ranking Albemarle County schools
The Albermarle County Public School District serves Riverrun, so kids attend Woodbrook Elementary School, which gets a B-minus from Niche. Journey Middle School earns an A-minus and feeds into the A-rated Albemarle High School. Albemarle High is also ranked as the top school in the county. Parents interested in private education can send their kids to Charlottesville Catholic School for kindergarten to eighth grade or the Renaissance School for ninth through 12th grade. Both schools have A-plus ratings.Farmers markets, art festivals and concerts
Every Wednesday evening from May to September, vendors set up at Farmers in the Park in Pen Park. The open-air market draws shoppers from all over Charlottesville for fresh produce, homemade treats and artisan crafts. Downtown Charlottesville stays busy with events throughout the year, but the Charlottesville Art Festival is one people mark on their calendars. Every May, residents gather for live concerts, craft workshops and food vendors. Ix Art Park offers free admission for interactive art exhibits and a weekly farmers market.Quick commutes to UVA and downtown
Residents in Riverrun use their cars to get downtown or to visit Pen Park, but some wait for CAT buses at the intersection of Rio Road and Waldorf School Road. Destinations like the University of Virginia and the UVA Hospital are 4 miles south of the neighborhood, about a 15-minute drive. Locals have some sidewalks to use for running or walking dogs, but they don’t line every street here.Relaxing at the Downtown Mall and Ix Art Park
Rio Road guides shoppers 3 miles south to the Downtown Mall in the city’s center. The area has an open area with restaurants and boutiques in historic buildings. Residents walk around the red brick roads to get lunch or window shop. Moore recommends Hamiltons’ at First & Main for its brunch, lunch and dinner menus, while John calls out Smyrna for its Mediterranean menu. Even farther south, Ix Art Park has restaurants like the North American Sake Brewery & Restaurant and the Three Notch'd Craft Kitchen & Brewery for locals to try. A Trader Joe’s, Costco Wholesale and Whole Foods Market line Seminole Trail, also called Route 29. After picking up groceries at one of these stores, places like Mission BBQ and Burtons Grill & Bar are nearby spots to grab lunch.
