The Meadows is a northern suburb of Charlottesville with a penchant for attracting development. Originally, it was just north enough to be farmland, but like a lot of American suburbs, it took off midcentury. Two of the city’s most used pathways, U.S. Routes 29 and 250, intersect here. “This is a big corridor for shopping,” says Lori Meistrell, associate broker with Nest Realty. “You have Whole Foods off 29, and then Barracks Road Shopping Center is always busy because it pulls a lot from the university.” Plus, another important fact has continued to bolster The Meadows as an approachable haven: It shares a border with Venable, a highly sought-after and pricey neighborhood. By comparison, housing prices in The Meadows appear more modest. Large companies like Pepsi and defense contractor Northrup Grumman have settled within or near The Meadows, adding yet another asset to a neighborhood that’s decorated by key suburban amenities.

Classic homes from $450,000
Given the midcentury heritage behind The Meadows, homebuyers can expect to see classic forms of that era, like ranch-style homes. Duplexes are another common sight here. Homebuyers should know that rentals also comprise a share of residences here, too. Ranch-style homes will sell between $450,000 and $600,000 – which is drastically different compared to Venable directly to the south, where it’s common for properties to approach the million-dollar mark. Larger multi-story properties will sell between $600,000 and $700,000. Visually, the landscape will appeal to those who prefer variety. On a main drag like Angus Road, a traveler can experience these in a very short distance: a Starbucks set in a sleek modern farmhouse building, midcentury apartment complexes, Meadows Presbyterian Church, low-slung brick ranch-style homes and the occasional crisp white colonial or split-level home. Even though The Meadows can appear to be a densely built suburban neighborhood, there are green spaces within it. The Meadow Creek Gardens is situated near the intersection of Routes 29 and 250. Formerly a park, it’s now an agricultural site for dozens of rentable garden plots, where residents grow produce and flowers. Meadow Creek flows by here, tracking along the Rivanna Trail, which passes through woods. Near the trailhead is a nine-hole disc golf course. More walking trails are found at Meadow Creek Valley, an elongated park on the neighborhood’s northeast side.

Shopping and dining in The Meadows
Residents have plenty of supermarkets to choose from: Costco, Kroger, Trader Joe’s and Whole Foods are all in the neighborhood. Dining can tend toward fast-casual options like Mezeh and Qdoba. Slower sit-down restaurants include Burger Bach and Burton’s Grill and Bar. A trio of locally owned favorites – Bodo’s Bagels, Grit Coffee and Guadalajara Mexico – have franchise locations here. “You can’t get Bodo’s outside the city, that’s what makes it special,” says Forcey Learmonth, a local guide on the Rivanna River. There are big-box names like Best Buy, but also stores for designer brands like Brooks Brothers and Lululemon. Nearby, the Barracks Road Shopping Center, founded in 1959, adds to the sense that just about any retail desire can be satisfied with a quick drive. A pair of taphouses there ensures access to the craft beer scene, while places like Anthropologie and Old Navy offer something closer to a traditional shopping mall experience.

Quick access to U.S. Routes 29 and 250
Transportation is strongly in focus for The Meadows, given the immediate access to Routes 29 and 250. Buses run on side streets, like Hydraulic Run and Hillsdale Drive, both of which are good for getting around between the dense network of suburbs. The Charlottesville-Albemarle Airport is 7 miles north, or about a 15-minute drive away. Within residential portions of The Meadows, walkability increases, thanks to wide streets and sidewalks. Most residents will want to use a car, though, especially for reaching popular destinations like downtown Charlottesville.
