Classic New England living in South Chatham
South Chatham sits at the bottom of the “elbow” of Cape Cod, with the landform’s northward turn in one direction and the vast expanse of the Atlantic Ocean to the other. Homes are interwoven with small ponds, and some are walking distance from local restaurants and beaches along the coast. “South Chatham is almost equidistant between Chatham Village and the village of Harwich , so it’s a quieter, more easy-going place,” says Shane Masaschi, a broker associate with Compass Real Estate who also serves as treasurer of the Merchants Association. “If you’re looking for less hustle and bustle in the summer but good proximity to more restaurants, more of everything, South Chatham’s the place to be. I absolutely love it. I grew up there and I still live there.” It is a close-knit community with local events throughout the year, including art showcases and a Christmas event when Santa arrives by boat.
Popular Cape Cod-style architecture on the Cape
Classic New England architecture is common in South Chatham. “The primary style of home is the Cape-style home,” Masaschi says. “That’s what we’re known for. People are looking for a Cape on the Cape.” Most homes in South Chatham were primarily built in the latter half of the 20th century, but some in the historic district can be centuries old. “There are about 100 houses in the South Chatham Historic District,” Masaschi says. The historic district offers architectural variety as well, ranging from Cape Cods with gambrel-style roofs to colonial-style homes. Most homes in South Chatham sell for between $750,000 and $2 million. Some are located on the waterfront of Taylor’s Pond or Mill Pond.
Monomoy Regional High School is recognized for students’ college prepa
The Monomoy Regional School District serves South Chatham and receives an A-minus from Niche. Chatham Elementary School also earns an A-minus and spans kindergarten through fourth grade. Monomoy Regional Middle School gets a B-plus, while Monomoy Regional High School has a B. After the 2023-24 school year, Monomoy Regional High earned College Board AP School Honor Roll recognition for its Advanced Placement course work and college programs.
Recreation on Cape Cod or just off the coast
Most recreation in South Chatham can be found along the coastline at Forest Beach and Pleasant Street Beach. “Those are the two Nantucket Sound beaches in South Chatham,” Masaschi says. “Right adjacent to it, the next town over, you can walk to Red River Beach in South Harwich. People in South Chatham go to one of those three beaches.” The Forest Beach Conservation Area sprawls along the waterfront and has a trail. On the north side, Goose Pond Forest offers walking trails, along with fishing and paddling on the pond itself. Boating on Taylor’s Pond or in Nantucket Sound are popular. Just east of South Chatham, Volunteer Park offers baseball and soccer fields, a playground and Chatham Skate Park. Less than 4 miles away, the Chatham Community Center has pickleball courts and exercise classes.
Holiday events by the sea in Chatham
The town of Chatham hosts many events. “Chatham has an active Chamber of Commerce & Merchants Association,” Masaschi says. “At the beginning of December, Christmas on Cape Cod is a whole weekend of events. There is everything from jingle bells on horse-and-carriage rides and breakfast with Santa to Christmas carolers around town and events at all the stores. It’s just lovely.”
The Chatham Fall Craft Festival showcases dozens of local artists’ creations at the community center. The Chatham Creative Arts Center hosts the annual Art in the Park festival, which helps fund events through sales of artwork by Cape Cod residents. First Night Chatham has featured live music and performances every New Year’s Eve for over 30 years.
Seafood dining is a staple on the Cape
South Chatham’s primary restaurants flank Massachusetts Route 28. “South Chatham, though small, has its own little village,” Masaschi says. “The restaurants are called Pisces Coastal Kitchen and Drifters, and there’s a restaurant called The Dive – not because it’s a bad place, but because it’s named after deep-sea divers.” All three spots serve seafood; Pisces and the nearby Short ‘n’ Sweet Ice Cream are open seasonally. The restaurants are walkable from some areas of the neighborhood. Grocery shoppers can head to Stop & Shop around 3 miles north, while Target is less than 20 miles west.
State Route 28 passes through South Chatham
Massachusetts Route 28 runs east-west through South Chatham. Provincetown is about 35 miles north and Boston is over 80 miles northwest. Cape Cod Regional Transit Authority has a bus stop near Drifters on state Route 28. “Even though we are more rural, we have the bus service that will take you anywhere on the Cape,” Masaschi says. Cape Cod Hospital and Cape Cod Gateway Airport are each under 20 miles away in Hyannis . Boston Logan International Airport is nearly 90 miles from South Chatham.
