Chattahoochee Hills combines rural charm with new communities

Chattahoochee Hills offers buyers a blend of rural living and newer home communities tucked into the forests of southern Fulton County. Mostly agricultural throughout its history, the establishment of master planned neighborhoods such as Serenbe in the mid-2000s has been attracting buyers to the area since. Serenbe itself has a variety of housing styles mixed in with farm-to-table restaurants, events and trails. While Chattahoochee Hills is continually attracting new housing development, it still maintains its rural charm as its zoning only 70% of the land to be untouched. “I would describe it as a semi-rural area. It is one of the southernmost places in Fulton County. There are a lot of green spaces and forest areas there, but the highlight of the Chattahoochee Hills is, of course, Serenbe,” says Tria Kreutzer, a Realtor with The Joe Carbone Team, who has been selling in the area for over eight years. “There are really beautiful landscapes, rolling terrain and organic farming that still goes on there.”

Home prices and styles can vary wildly

Homes can vary from ranch-style, farmhouses and cabins in more rural areas to estates, European-style cottages and postmodern properties. While the median home price is over $1.1 million, costs can vary from $175,000 to $6,000,000, depending on factors such as age, condition and location.

More rural properties have large lots with oak and pine trees overhead. Homes in the newer communities or Serenbe can be close together, but still have plenty of forest cover.
“If you're looking for somewhere a little but more rural yet close to the city [of Atlanta], Chattahoochee Hills might be a desirable area to live in,” says Kreutzer.

Public, private and charter school options for early education

Students can attend Fulton County Schools, graded A on Niche. Pupils can start at B-rated Palmetto Elementary School and continue to Bear Creek Middle, which earns a C-plus. Creekside High School has a C and offers fine arts classes. Charter options include Chattahoochee Hills Charter School, ranked B-minus. The unranked private Terra School at Serenbe has pre-kindergarten through 12th-grade programs.

Miles of trails, events and Serenbe and access to local golf

The 800-acre Cochran Mill Park has miles of hiking, biking and horseback riding trails with views of local forests and waterfalls. The Bear Creek Nature Center has a lake and offers classes on the local environment and wildlife. Hutcheson Ferry Park has three miles of walking trails and serves as a venue for the Atlanta Symphony Orchestra.
Nearby golfing facilities include the public 7,000-yard Coweta Club. St. Andrews Golf Club is also open to the public and features a 6,600-yard, par 72 layout. Events in Serenbe include a farmers’ market every Saturday, except in the winter months, a concert series and art shows.

Events and attractions in downtown Atlanta are roughly 30 miles northeast.

Serenbe restaurants with grocery stores nearby

Chattahoochee Hills’ dining spots are mainly in Serenbe. The Hill at Serenbe serves brunch on the weekend along with various entrées, artisan pizzas and cocktails. Halsa has breakfast items, salads and sandwiches. The Blue Eyed Daisy offers baked goods, burgers and sandwiches.
While Serenbe has several boutique shops, larger grocery stores are outside of Chattahoochee Hills, including Piggly Wiggly in Palmetto. Publix is south along U.S. Highway 29.

Flooding risk in Chattahoochee Hills

According to maps from the Federal Emergency Management Agency, there is a risk of flooding, especially near creeks. Severe storms can also be a factor.

Airport and health care facilities in commuting distance

Chattahoochee Hills does not have any public transit connections. The South Fulton Parkway cuts through the center of the community and connects to Interstates 85 and 285. U.S. Highway 29 is east and connects to Newnan and Atlanta. Atlanta Hartsfield-Jackson International is 21 miles east.
Hospitals nearby include Piedmont Newnan Hospital, 20 miles south, while Wellstar Douglas Medical Center is 19 miles north.
