From Chattanooga to the winding roads of a secluded subdivision
At the eastern edge of Chattanooga, Westview-Mountain Shadows is a sprawling suburban community with a secluded private feel and two distinct sections: one governed by a homeowners association and the other not. "Westview-Mountain Shadows is just outside of the city of Chattanooga," says Rommel Ramos, a Realtor with Keller Williams Realty Chattanooga. "Residents pay far less in property taxes each year than if they were living a few miles to the west." Along with the financial benefits, residents get larger homes and lots while still having access to local shopping and dining spots like the nearby Hamilton Place Shopping Mall.
Subdivisions in the shadows of the mountains
Banks Road divides Westview-Mountain Shadows in half, separating the homes within the private Mountain Shadows neighborhood association from the subdivisions to the west and the north. Roads in the neighborhoods tend to twist and turn, and trees are a consistent part of the landscape.
Mountain Shadows consists of 600 homes on sizable lots surrounding amenities maintained by the Mountain Shadows Residents Association. Annual fees are $385 for those who purchased before 2016 and $816 for those who purchased after. "Mountain Shadows was developed in three phases over the last 40 years," says Ramos. "This gives the neighborhood an older and more natural look and provides many home style options." The homes in Mountain Shadows reflect this long-established history, and home buyers can choose from colonials, Dutch Colonials, ranch-style homes and traditional custom-built homes ranging from $400,000 to $750,000. West of Banks Road, the quiet subdivisions and cul-de-sacs near Hamilton Place Mall are not governed by homeowner associations, and buyers can purchase New Traditional homes with generous lawns for $300,000 to $650,000. Property taxes for a $400,000 home in the heart of Westview-Mountain Shadows run about half the rate for similarly valued homes closer to the city center, records show.
Larger homes are also available on some of the areas in Westview-Mountain Shadows.
Close set homes on smaller lots are the more affordable option in Westview-Mountain Shadows.
Some Westview-Mountain Shadows areas have much larger homes in gated communities.

Private community centers and public parks
The Mountain Shadows Community Center is open to residents and offers outdoor recreation at the pool, playground and lighted sports facilities. The center also has a clubhouse available for rent for events and private parties. For residents not living within the Mountain Shadows community, Jack Benson Heritage Park is a unique city park, combining natural habitats, playground facilities, nature trails and historic buildings. Built on 22 acres, this community spot has a creek, a wetlands pond, and a historic barn. The park’s Heritage House hosts community events, art exhibits and educational programs, and residents can rent the park’s pavilions for special occasions. Families head to the Sky Zone Trampoline Park on rainy days for high-flying fun and exercise.

Publix in Westview is a brand new option for shoppers.
The region's largest shopping mall
Westview-Mountain Shadows is within a few miles of the Hamilton Place Shopping Mall, a retail complex with more than 200 stores spread throughout the two-story indoor mall. The mall is surrounded by familiar restaurant chains and national retailers, including Texas Roadhouse, Cracker Barrel, Target, Walmart and REI Co-op. For groceries, residents can choose between Trader Joe’s, Food City, Publix or The Fresh Market. Just west of the neighborhood, Lola Beans Coffee is a drive-thru coffee stand resembling a log cabin with floor-to-ceiling windows and an asymmetric roof. Uncle Larry’s is a popular seafood restaurant that, despite its nondescript outer appearance, has not flown under the radar. This highly rated, casual spot serves deep-fried favorites with a theme combining Tennessee mountain charm and a nautical flair. “The catfish is particularly popular,” says owner Larry Torrence.
Hamilton's award-winning schools
The Hamilton County School District serves Westview. Students can begin their education at Westview Elementary and East Hamilton Middle School, both of which scored an A-minus on Niche. They can continue at East Hamilton High School, which earned a B-plus on the site. East Hamilton High has an extensive list of clubs and organizations, including unique options like mock trial, herpetology, hiking club and virtual enterprise. The Southern Adventist University is about 7 miles east of Westview, while the University of Tennessee at Chattanooga is about 15 miles west.
Westview Elementary serves the Westview and Mountain Shadows area.
East Hamilton Middle School is located at 3550 Bentwood Cove Dr.
East Hamilton School offers education to the students of Westview-Mountain Shadows.

Getting around Westview-Mountain Shadows
Bordered by State Route 321 to the east and State Route 320 to the south, Westview-Mountain Shadows has a direct connection to downtown Chattanooga about 16 miles west. Interstate 75, another major thoroughfare, runs just west of the community. This is a car-dependent neighborhood with minimal transit options within the residential area. However, there are several bus stops at the Hamilton Place Shopping Mall along Gunbarrel Road. The Chattanooga Metropolitan Airport is located 8 miles from Westview-Mountain Shadows, offering direct flights to such hubs as Atlanta, Dallas, Chicago and Charlotte.
Westview and Mountain Shadows is only about 20 minutes from downtown Chattanooga.
