A growing area of about 22,000 people in Prince William County
Cherry Hill, a census-designated place on a peninsula in Prince William County, has seen significant growth since 2014, with the addition of the Potomac Shores master-planned community. “The rest of Cherry Hill is a quiet, generational community,” says Patty Blackwelder, agent/owner with Samson Properties, who lives and works in Potomac Shores. “People stay there forever and pass their houses down, so those don’t tend to go on the market.” Most people moving to Cherry Hill are seeking out the planned region, which has a wide array of properties, from condos to coastal million-dollar homes, an active HOA and outdoor amenities. Development in the area isn’t done yet; construction began for the station house for the highly anticipated Cherry Hill commuter train at the end of 2024. By the end of 2026, once the station house is completed, Blackwelder says developers should release the plans for the walkable, open-air retail complex that they hope to add.

Townhouses, Colonial Revivals and contemporary single-family homes
In the western portion of Cherry Hill, there are Colonial Revivals, ranch-style homes and townhouses from the late 20th century. To the east, Potomac Shores has coastal Craftsman-style houses, contemporary single-family homes with front porches, townhouses and condos, with more condos and townhouses to be built in the next two years. “It’s like several communities in one since prices will range from $400,000 to $1.4 million,” Blackwelder says. The median sales price in Cherry Hill is about $600,000, which is above the national median.
Properties closer to the Potomac River have a moderate to major risk of flooding, so homeowners should invest in flood insurance. Crime statistics for Cherry Hill are not readily available.

Kayaking on the Potomac, walking trails and sports fields
Potomac Shores residents have access to a variety of outdoor amenities, including tennis courts, swimming pools, a sports field complex and a community garden. All Cherry Hill residents can walk or bike on the wooded trails throughout the area, launch a kayak onto the Potomac River or book a tee time at the public Potomac Shores Golf Club.
The planned community also has a number of clubs and activities, with weekly events like book club, wine club and community gardening meetings. Blackwelder says that Potomac Shores has an annual Oktoberfest, pictures with Santa and the Easter Bunny in the social barn and small business Saturdays.

Prince William County Public Schools serves approximately 91,000 area students and has an overall A-minus rating from Niche. Commuters use Interstate 95, but a train station is incoming
Residents rely on cars to run errands and commute to work. U.S. Route 1 and Interstate 95 both run through Cherry Hill; the interstate takes commuters about 33 miles north to Washington, D.C. This is also where travelers find the nearest major airport, Ronald Reagan Washington National Airport. Amtrak trains go through Cherry Hill, but the community’s train station is still in progress. “Back in 2014, the VRE [Virginia Railway Express] told us it would be done in 2017,” Blackwelder says. “Dealing with multiple agencies and getting the infrastructure has taken a long time, but it’s finally underway.” The train station building should be done by the end of 2026.
Retail spaces to be added, but popular shops are already nearby
Currently, developers envision an open-air shopping district along the Potomac River with retail stores, restaurants, entertainment options and a grocery store, which would limit the need for residents to leave their community to run errands. “They should start releasing plans for the space at the end of 2026, so it will be several more years before it’s built,” Blackwelder says. In the meantime, Cherry Hill already has a couple of supermarkets and a Walmart Supercenter along U.S. Route 1. The Potomac Mills shopping mall, which has department stores, big box stores and restaurants, is about 7 miles north of Cherry Hill.
