Chesterfield has a slow pace of life and easy access to Interstate 69
Chesterfield is a rural town of about 2,400 people between Anderson and Daleville. Many homebuyers are returning residents looking to plant roots in a family-friendly atmosphere with homes at a lower price point compared to nearby towns. “I love that it’s a small community and people feel safe,” says Debbie Dunham, the town's clerk-treasurer. “My husband grew up here, and I’ve lived here since 1996 and been in office since 2012. You know everybody,” she says with a laugh.

Midcentury homes at lower prices than Daleville
Chesterfield’s limited housing stock consists mainly of midcentury bungalows, cottages and ranch-style homes that rarely hit the market. The median price for a single-family home is $150,000, much lower than the median of about $250,000 in Daleville. Fixer-uppers usually run between $75,000 and $120,000, while updated homes range from $130,000 to $245,000, depending on size, age and condition. Chesterfield is surrounded by farmland, and new residential development has been slow. “I get a call at least twice a week asking if we have any homes for sale,” Dunham says.

Community programs at Millcreek Civic Center
Kayakers can access the White River from Wallbridge Acres Park, which also has a basketball court and ball fields. Millcreek Town Park has a large playground and a skate park, while Makepeace Park is home to the Chesterfield/Union Township Bark Park and a popular sledding hill. Chesterfield is about a mile from Mounds State Park, which is home to earthworks crafted by the prehistoric Adena-Hopewell people. The state park also features a small campground and hiking trails that wind through woodlands near the banks of the White River. Dunham says the town takes pride in the Millcreek Civic Center. “It was an old school that we bought in 1991,” she says. “It’s a rental facility now that we use for big events, and people rent it out for weddings and different things. We have free Zumba and karate classes. I do free quarterly luncheons for senior outreach, and we do bingo once a month. When I started, I was lucky to have a dozen people at bingo. Now I have about 70 to 75 people show up.”

Kids can attend Daleville Community Schools
Parents can enroll their kids in public schools in Muncie or Anderson, but many families elect to enroll at Daleville Community Schools. The district has an enrollment of about 1,000 students, including about 450 students in grades 7-12. Daleville Elementary School receives a C from Niche, while Daleville Junior/Senior High School receives a C-plus. High schoolers can take dual-credit courses and graduate with a year’s worth of college credit.
Daleville Elementary School niche has 567 students in grades K-6.
Daleville Junior/Senior High School has 451 students in grades 7-12.

Easy access to Interstate 69
There’s no public transportation in Chesterfield, so residents drive to get around. “People have golf carts and drive them around town,” Dunham says. Route 32 runs through the heart of Chesterfield and leads to Anderson to the west and Muncie to the east. Drivers can hop on Interstate 69 to get to Indianapolis in less than an hour. Medical care is available at Community Hospital Anderson and Ascension St. Vincent Anderson.
Local businesses in town, more options in Anderson and Muncie
Most residents go to Muncie or Anderson to eat, shop and run errands, but Chesterfield does have a handful of local businesses. Juan’s Mexican Grill and Bar serves up generous portions of sizzling fajitas and arroz con pollo, while Pizza King is a classic Indiana franchise. Chinese entrees for dine-in and take-out are on the menu at Bamboo House Buffet. Oscar Williams Smokehouse sells smoked meats by the pound and comforting side dishes. The pickup-only restaurant has patio seating for carnivores who can’t wait to dig in. Dublin Farm sells home-grown, all-natural produce, high-quality meats and fresh eggs. Local green thumbs can buy aged garden compost from the farmer’s market to improve soil and plant health. Harvest Market has groceries downtown, but more options are available in Muncie and Anderson.

Seasonal events in Chesterfield
Chesterfield hosts a number of seasonal events to keep the community involved throughout the year. “We have the biggest Fourth of July parade in the county,” Dunham says. “We do Christmas with Santa, we do Easter egg hunts, and we have a Halloween parade that’s been going on for 65 years.”
