Birkdale might appear at first like a typical suburb, but it holds a few amenities that other neighborhoods envy. “What truly sets Birkdale apart from other neighborhoods is its stunning golf course and its small, tranquil lakes,” says Annemarie Hensley, an Associate Broker at Compass who has been selling homes in the area for 20 years. “Birkdale is where comfortable living meets the allure of the fairway.” Convenience also converges here, with various shopping and eating options just off Hull Street to the north. Birkdale offers an array of single-story bungalows and two-story Colonial Revival homes, appealing to seniors and families alike, and the combination of an HOA and caring homeowners makes sure properties look ship-shape. Prices usually range between $300,000 and $650,000.

Homes for families and seniors
Birkdale tends to be attractive to two types of homebuyers. “One side has a lot of single-level homes, so retirees like to move there,” says Anne Haring, a Realtor from The Kerzanet Group who has been selling homes in the area for over 15 years and has been active in the HOA in the past. “But on the other side, there are two-story houses on lots that can be up to a third of an acre that are attractive to families. The neighborhood’s changed completely over the past few years, and there are a lot more kids now.” Single-story homes tend to be ranch-style homes and bungalows while two-story homes follow Colonial Revival designs. Established homes date back to the 1970s, though for the most part, homes date to the ‘90s and beyond. “Most of the houses from the ‘90s and earlier are being renovated if they already haven’t been,” Haring says. “People keep up with their houses, and everyone seems to have lawn services. It’s a well-kept community.” Homes are connected by slow, winding streets and sidewalks. Haring notes many sidewalks have pet waste stations, making the area great for walking dogs. Houses tend to start around $300,000 and go up to about $650,000.

Birkdale helps their students succeed
Several public schools serve Birkdale students, and they might follow the feeder pattern of Spring Run Elementary to Bailey Bridge Middle to Manchester High School. Spring Run Elementary and Manchester High have B ratings from Niche, while Bailey Bridge Middle is B-minus rated. Manchester High’s Success Program reaffirms the school’s commitment to all their students, the program recruiting freshmen and rising freshmen who appear to be struggling. Students can enroll in an elective course each year where they learn study strategies, receive tutoring support and once they are seniors, receive career-based training and learn workplace transition skills.

Locals love playing rounds of golf at Birkdale Golf Club, located near the center of the neighborhood. The club also offers an outdoor pool and a restaurant, The Car Bar, which lives up to its name and sports classic cars on display for patrons to admire. The largest state park in Virginia, Pocahontas State Park, is about a 15-minute drive east. Residents can hike and bike trails, splash in the aquatic recreation area or enjoy the seasonal, open air Pocahontas Premieres concerts. Kids will get a kick out of visiting the Children’s Museum or the Metro Richmond Zoo, which is just a 10-minute drive west.

Shopping and eating along Hull Street
Shopping centers like Hancock Village and Deep Run Village can be found right along Hull Street/US Route 360, hosting a variety of stores. From a Walmart Supercenter and a Food Lion to a Hobby Lobby and a Lowe’s, much of what residents might need to shop for is within a 10-minute drive away. Plenty of restaurants have set up shop along the highway too, and while many serve familiar fast food, there are a few local businesses too. SushiMon’s appeal can be explained by five words: “all-you-can-eat sushi.” And if residents expect to try all the 50+ rolls on the menu, they better bring their appetites. Alternatively, they might enjoy a meal on the ranch: the Great American Ranch, that is. Their menus might be limited, but portions are large – and so is the venue, which accommodates a mechanical bull, dance floor and regular concerts.

But the HOA also throws yard sales, an Easter Egg Hunt and a holiday light competition.
