“We’re the suburb in the city,” says Jan Kupiec, Realtor with Baird & Warner Edgebrook and resident for 30 years. “It’s a small close-knit community; you know most of your neighbors.” At the same time, it’s one of the first tastes of nature as people travel outwards from the heart of Chicago. It’s a combination that makes Edgebrook a highly desirable neighborhood to live in, drawing residents moving from the condos of the city to the single-family Georgian and mid-century homes under mature oaks and elms that tower over the streets. The community is well-established, with many of the homes dating back to the post World War II boom. It’s a place where people put down roots and stay for decades, with families raising generations side by side.
Unique, eclectic home choices provide character
“There’s a nice variety of different style homes across the neighborhood,” says Kupiec, “typically 3 bedroom, 2 bath homes, but with unique styles. Georgian is very prominent, but there are plenty to choose from.” It’s not hyperbole either, as charming Tudors, wartime Colonials, single-level ranch-style, and even dramatic, modernist Prairie Style homes sit side-by-side on larger city lots, under canopies of shade trees. Most offer off-street parking in driveways or garages sitting at the rear of properties. The majority of single-family homes in the neighborhood sell for between $450,000 and $700,000. A small collection of condos and two-bedroom homes sit in the $200,000 to $400,000 range, while estates with unique architecture, extra-large lots, or updated kitchens and bathrooms can fetch $850,000 and up. This has all lead to a neighborhood where homes don’t hit the market too often, and don’t last long when they do.

Schools give Edgebrook children an edge for the future
Graded an A-minus by Niche, Edgebrook Elementary School is one of the most highly rated elementary schools in the Chicago Public Schools system. Students may then attend William Howard Taft Magnet High School, which is a full International Baccalaureate school, and offers a six-year IB track. Taft earns an A-minus from Niche as well as being rated the eleventh-best Magnet High School in Illinois. The Taft Navy Junior Reserve Officer Training Corps program has regularly been awarded the Distinguished Unit award. Numerous private schools are open to neighborhood students as well, including Catholic, Lutheran, and Jewish parochial schools, Northside College Prep school, and more.

Parks that open up to the northwest
The Edgebrook Woods are at the heart of the North Branch Trail system, a series of trails that runs clear up to the Chicago Botanic Garden. “The trail brings in people from outside the area for walking and biking – there’s beautiful scenery, picnic groves, lots of wildlife,” points out Kupiec. In the heart of the neighborhood, Jeff Green Park has a playground and a basketball court for pick-up games, while Edgebrook Park features a playground a soccer field, and numerous baseball fields – Kupiec points out that baseball is pretty much the biggest sport in the area, with heavy neighborhood participation at all age levels. For those who’d rather hit a smaller ball that isn’t moving, Edgebrook Golf Course and Billy Caldwell Golf Course offer simple tracks in the midst of the woodlands.

Edgebrook residents value local spots
Devon Avenue is the center of local dining and shopping in Edgebrook, with locally owned restaurants and retail. Edgebrook Coffee Shop is a small, bright spot doing breakfast and lunch daily – it can be hard to get a seat sometimes due to limited seating in the mosaic-adorned building. “City’s Edge is hugely popular, it’s like a family-oriented sports restaurant, the food is excellent,” says Kupiec. The Elephant Thai Cuisine serves up homestyle Thai dishes prepared with authentic ingredients for lunch and dinner, while next door, Villa Rosa Pizza Kitchen is the neighborhood go-to for a quick slice or some Friday night takeout. Small retail spots including second-hand stores, sewing shops, Nuts ‘N More candy store, and Donegal Imports, which specializes in importing Irish goods. The family-run Happy Goods grocery store has been a part of the neighborhood for years; larger stores like Whole Foods and Fresh Farms International Market are nearby, along with big box stores like Walmart and The Home Depot.

By bus, train or car, residents go far
While Edgebrook has the suburban feel, the convenience to get around Chicago is a massive draw, says Kupiec, “The Metra station is walking distance from all of Edgebrook, and we have buses that go to the Jefferson Park L station as well.” Both Edens and Kennedy expressways are nearby and offer direct routes into Chicago or further out into the suburbs, while O’Hare International Airport is only 7 miles west, making it easy to catch a flight. Ascension Resurrection, the nearest emergency care center, is roughly 4 miles from the neighborhood, usually a 15-minute drive or less.

Strong community organizations drive events
Kupiec isn’t only a realtor and resident – she is a board member of the Edgebrook Community Association and a founder and board member of Everyday Edgebrook, both of which are a major part of the events across Edgebrook. Everyday Edgebrook promotes the business district and community through events like the Art + Wine Walk, Spooky Beer Stroll and Cookie Walk. “Our annual 4th of July parade is well known and is dubbed a ‘Mayberry’ parade,” says Kupiec, “Kids ride their bikes and many march over to Wildwood Park for a picnic.” The big event is the Holiday Lighting Event in December, complete with a visit with Santa Claus.

Grin and bear it
Being on the edge of the North Branch River – which should make it evident how the neighborhood got its name – means sometimes interacting with wildlife. The neighborhood has celebrated this by installing brightly colored, life-sized statues of local wildlife along the streets. This includes a giant neon red bear, a neon green coyote, and other forest denizens, eight in all. It’s also not uncommon to see the real thing wander out of the nature preserve, as deer, rabbits, skunks and more are regular neighborhood visitors. The only bears in the area, however, are 15 miles south at Soldier Field.
