Mulberry places residents close to many amenities
Although the neighborhood only became an official part of the city in the last few years, Mulberry is known as an older community. Residents live in decades-old homes and have easy access to downtown Chico and city parks. Local restaurants and breweries dot the neighborhood, so locals don’t need to travel far for meals out. However, when residents do travel, a state highway runs parallel to the neighborhood, putting Mulberry in a convenient area.

State highway access north of the neighborhood
“It’s a more walkable area,” says Kristin Wilson Ford, a real estate associate with Re/Max of Chico. “It’s close to other things, like downtown, so that people can walk around.” Mulberry is close to Downtown Chico and can be reached on foot; downtown restaurants and shops are less than a mile from most Mulberry homes. A city bus also circulates in the area, providing another option to access Downtown. However, most residents drive. State Route 32, renamed East 8th Street in Chico city limits, runs north of the neighborhood. Access to Chico’s busy thoroughfare connects residents with many shopping and dining options, as Route 32 is a popular retail corridor. It also provides convenient highway access for greater distances, like 85 miles south to Sacramento.
Locals live in Craftsman and older homes
“It’s got big trees and a lot of charm,” says Josh Burns, a real estate agent with Becky Prater Real Estate. “It’s a nice community. The homes are fairly close together without being too close, which is good.” The mature trees are old and sprawling, shading the even older homes sitting side by side underneath the canopy. “It’s mostly older homes — lots of Craftsman,” says Ford. “People like the area because they can potentially get more houses for their money.” While Craftsman sell between $250,000 and $415,000, buyers can also find century-old minimal traditional homes from $225,000 to $620,000. Although these homes are older, built in the 1930s or earlier, most are not registered as historic homes so that owners can renovate their property without going through an architectural review. Buyers often seek out this neighborhood for fixer-uppers they can customize and invest in, as Mulberry’s median home price of $325,000 is $100,000 cheaper than Chico’s median.
There are a lot of smaller craftsman style homes in the Mulberry area.

Neighborhood cafes and breweries
A handful of cafes, bars and restaurants operate in Mulberry. For morning coffee, residents swing by their neighborhood Dutch Bros or Has Beans Coffee & Tea. Most dining options are concentrated south of the neighborhood, where residents will find Mexican food at La Fiesta Bar and Grill and classic American at Tackle Box. Multiple breweries, like Mulberry Station Brewing Company and Secret Trail Brewing Company, serve handcrafted beer and pub food. For essentials, a Costco and Foodmaxx are a mile east of the neighborhood.

Walkable to Chapman Park and Greenway
Chapman Park borders the neighborhood. Residents are within walking distance of a small playground and one of the city’s most sought-after new amenities. The park’s splash pad is a popular gathering place in the summer, as visitors gather to cool down. Families enjoy the creative water features, many of which are modeled on animals like bears and fish. Comanche Creek Greenway sits at the south of the neighborhood. This 20-acre green space around the namesake creek is popular for biking and walking through the dense tree cover.

Kids attend a highly rated high school
Most kids will start school at Chapman Elementary School, graded B-minus by Niche, before attending Harry M. Marsh Junior High School, graded A-minus. Chico High School — a California Distinguished School, National Blue Ribbon of Excellence School and graded A from Niche — also serves the neighborhood. California State University-Chico is near downtown for students who want to continue their education close to home.
The student to teacher ratio at Chapman Eementary School is 23 to 1.
