Parkview is a gateway to Bidwell Park and downtown Chico
True to its name, Parkview is just south of Bidwell Park, Chico’s largest green space, and only about 3 miles from the heart of downtown. “You don’t have to get in a car. That is what that area is all about. Other parts of Chico you can still bike, but you’re crossing streetlights and busy traffic,” says Brian Voigt, broker and owner of Re/Max Home and Investment, who brings 21 years of real estate experience. Bidwell Park's network of nature trails serves as a main route for walkers and cyclists, whether they're headed into town or toward different sections of the park. “To the east are the swimming holes, rivers, creeks and canyons, and to the west you’ll go right into downtown,” Voigt says. Beyond the outdoor lifestyle, families appreciate Parkview for its well-rated schools and the larger lots compared to Chico’s newer neighborhoods.
The neighborhood is known for its larger lot sizes
Parkview has a mix of California Ranch-style homes, bungalows, cottages and newer two-story contemporary properties. Some owners work with the California sunshine by installing solar panels and energy-efficient upgrades. Mature trees, sidewalks and bordering green spaces make for scenic strolls. "It is a more established neighborhood for Chico. You're going to get bigger lots, but you're also going to get older houses," Voigt says. "There are people who have bought a house, torn it down and built a new one just to have the Parkview lifestyle." Prices start from $340,000 to $670,000 for smaller, modest homes. Newer, larger models on more land fetch from $750,000 to $1.5 million. Lots vary from less than 7,000 square feet to roughly 1.5 acres.
Local schools earn solid ratings across all levels
Students attend schools within the Chico Unified School District. Parkview Elementary School, rated A-minus from Niche, provides a strong start. The school is in the neighborhood, making morning drop offs easy. Harry M. Marsh Junior High School earns the same rating. Chico High School rounds out public education, scoring a solid A. Preschool options in Parkview include Chico Montessori Children's House, established in the early 1970s. The school's holistic approach incorporates hands-on learning with two raised garden beds for vegetable and flower gardening. California State University is downtown for convenient access to higher education.
Swimming holes, playgrounds and a golf course in Bidwell Park
Bidwell Park, sometimes described by the city as its crown jewel, is split into different sections. Lower Bidwell Park, walking distance from Parkview's homes, houses the Chico Creek Nature Center, picnic spots, Sycamore Pool and the fairytale-themed playground Caper Acres. The nature center hosts community programs and features a living animal museum with over 50 species. Sycamore Pool is a concrete basin within Big Chico Creek that channels naturally-flowing water. Paved and dirt trails wind through flat, wooded terrain in Lower Bidwell Park. Upper Bidwell Park, around 6 miles northeast, has rugged trails surrounded by canyons that attract mountain bikers and horseback riders. It's also home to the public Bidwell Park Golf Course and beloved swimming holes.
Restaurants, shops and concerts are minutes from Parkview
Eateries and conveniences line the edges of Parkview, including breakfast spots, Mexican restaurants, a CVS and a 7-Eleven. Downtown Chico is just a bike ride away, offering compact, pedestrian-friendly blocks with dedicated bike lanes. The area has a distinct college vibe, catering to students and visitors alike. "It has a lot of restaurants, bars, music venues, and in the summer, they host a free Friday Night Concert Series," Voigt says. Shoppers will find second-hand stores, boutiques, and specialty retailers, such as The Peddler's Closet and Eighth & Main Antique Center. Chico Marketplace, less than 2 miles from the neighborhood, offers chains such as Petco and American Eagle. Grocery stores within 5 miles include Safeway, Trader Joe's and WinCo Foods.
Downtown events and entertainment add to Chico’s charm
Voigt says among all of downtown Chico's events, Christmas Preview is one of the most popular. "All the shop owners come out. They set up little tables with decorations. It's the opening to Chico Christmas." Throughout the year, locals can catch a show at the First Street Theater and explore other downtown attractions, such as the National Yo-Yo Museum.
Commuters use nearby highways and Butte County buses
Buses through Butte Regional Transit, The B-Line, support Chico and Butte County commuters, Parkview residents among them. Bus stops are within walking distance of homes, with locations on East 8th Street and Bruce Road. California State Route 99 runs along the neighborhood's western side, and Highway 32 is just south. Enloe Medical Center is within 5 miles, and Sacramento International Airport is around 90 miles away.
