North Chino Hills: suburban but nature-filled
North Chino Hills is characterized by its hilly terrain, upscale homes with mountain views, and an abundance of shopping, dining and recreational opportunities. "My clients say, 'I want to buy a house in SoCal, and I want to live in Chino Hills,'" says Jorge Marquez, a Realtor with Re/Max 2000, who has 12 years of legislative experience in housing policy and is the former mayor of the city of Covina.
Nature and shopping are two of North Chino Hill's top draws. Not to be confused with neighboring city Chino, Chino Hills has nearly 50 miles of trails and over 3,000 acres of open space. Within Chino Hills, the north and south sections differ in terms of density and proximity to city conveniences. North Chino Hills homes are closer to state Route 71 and several large shopping centers. "It's just a little more urban," Marquez says.
Chino Hills Community Park, trails and loops
The city has more than 40 parks, and about a fourth of them are in North Chino Hills. Chino Hills Community Park's Chino Hills Community Center has fitness areas, a game room and a commercial kitchen. One of the city's four bike repair stations is outside and provides tools for cyclist use. Quarterly art shows are held at the center, and the annual photo contest is particularly popular. Next to the community center, there's the McCoy Equestrian and Recreation Center, which is used as a venue for horse shows and not non-horse-related events, such as weddings and parties.
One of the area's top perks is the extensive mixed-use trail system, which runs through the namesake hills and connects to almost every housing development. Starting at Chino Hills Community Park, the Eucalyptus Loop connects to other trails, like McCoy Loop, which has views of the hills and valley from its higher elevation. It's about 5 miles to Chino Hills State Park, which is over 14,000 acres, with miles of trails for hiking, biking and horseback riding. Western Hills Country Club, a private course, offers various membership plans.
The Shoppes at Chino Hills and more
The Shoppes at Chino Hills is an outdoor shopping center with about 80 stores and restaurants. Wood Ranch BBQ & Grill is a popular SoCal chain, and Seoul Haus serves home-style Korean food. There's an interactive fountain that serves as a spray park and a mall train, the Rocky Road Express. Events include a farmers market on Wednesdays from 3:30 p.m. to 8 p.m.
Smaller shopping centers near residential streets have restaurants like Tokyo Roll and Noodle and Filipino spot Seafood Ranch Grill. Chino Hills Brewing Company has more than two dozen beers on tap and offers an extensive menu, including weekend breakfast on weekends.
On the other side of state Route 71, there's more retail, with the Chino Spectrum Towne Center, which includes a Sam's Club, Nordstrom Rack and Skechers Warehouse Outlet. Chino Hills has Sprouts Farmers Market, Stater Bros. Markets, 99 Ranch Market and Trader Joe's.
Payne Ranch, Le Parc and other communities
North Chino Hills has contemporary homes from the 1970s to 1990s, with 1,100 square feet to 3,000 square feet, priced from $740,000 to $1.5 million. Front yards, multicar garages and driveways are standard, cul-de-sacs are common, and many homes have custom landscaping and private pools.
Luxury homes range from 5,500 square feet to nearly 10,000 square feet and occupy large lots, often a half-acre or more. Architecture includes Spanish and Mediterranean-style villas and Tudor Revivals. Prices range from $2.7 million to $4.8 million. Many communities are gated, such as Payne Ranch, Oak Tree Downs, Western Hills and Grande Pointe.
Townhouse and condo communities include Le Parc and Villa del Lago, each with about 100 homes and community amenities like pools. Prices range from $450,000 to over $1 million, with one-bedroom condos of less than 800 square feet on the low end and five-bedroom townhouses of about 2,500 square feet on the high end. For those ages 55 and up, there's a community of manufactured homes close to the Western Hills Country Club, priced at $290,000 to $480,000.
Properties within various types of communities have homeowners associations. Monthly fees are usually in the $200s to $300s.
Canyon Hills Junior High, AP classes at AHS
Public schools include Country Springs Elementary School, which earns an A from Niche and Canyon Hills Junior High School, which receives an A-minus. A-rated Ruben S. Ayala High School was named after a California state senator and is commonly called AHS. AHS offers about two dozen advanced placement classes.
The high school is across the street from Chino Hills Community Park, which has a free after-school facility, the Teen Activity Center, offering study areas and ping pong, billiards and other games.
Events like the Boat Parade, family campout
Family friendly events in Chino Hills include seasonal and holiday celebrations, like Easter Egg-Citement and a holiday home-decorating contest. "In terms of Chino Hills, I think it's a pretty well-run city, with a lot happening in town," Marquez says. The city makes the most of its many parks and community centers, with events like concerts, movies and teens' night out. The area's trails are celebrated on National Trails Day in June with a guided morning hike, door prizes and more.
The McCoy Family Campout, held in May at the McCoy Equestrian & Recreation Center, includes dinner, breakfast and plenty of games and fun. In December, the Boat Parade sends decorated boats down Peyton Drive. The parade is hosted by the Kiwanis Club of Chino Hills and has been held for over 30 years.
Omnitrans bus route 88, nearby freeways
Commuting from North Chino Hills is relatively straightforward, thanks to proximity to major freeways like state Routes 60, 71 and 142. These routes provide easy access to neighboring cities like Pomona, Corona, and Diamond Bar.
Though most people drive or carpool, there is some public transportation. Omnitrans' Bus Route 88 has stops on streets like Peyton Drive and Grand Avenue, and transfers are available from Chino Transit Station, about 4 miles away. Omnitrans also operates the shared service OmniRide, which is reservation-based. A Park & Ride is located in a parking lot at St. Paul the Apostle Catholic Church on Peyton Drive.
About 10 miles away, Chino Airport has general aviation services for independent pilots and corporate users. It's about 13 miles to Ontario International Airport and 52 miles to LAX for regular passenger flights.
Wildfire awareness in Chino Hills
Due to the serious risk of wildfires in the area, the city of Chino Hills encourages residents to stay aware, have an emergency supply kit and move flammable items away from the house. The city's website links to wildfire webcams and maps provided by AlertCalifornia, a University of California San Diego public safety program. Among the webcam streams for Chino Hills, is one called Chino Hills Fixed North.

Wonderful Chino Hills, with its top schools, great shopping, location near freeways. Desirable place to live. We love the hills and hiking trails, the close proximity to places like downtown Claremont, and Brea. We have always felt safe here, walking early morning or late at night. People are friendly here. There’s several outdoor malls Costco,Trader Joes and Target, all within minutes. Don’t confuse Chino Hills with Chino. This is considered more upscale.
