Paulden, a rural area in the desert outside Prescott, is home to a mix of lifestyles, but the common theme of those who live here is freedom. “There’s actually a horse community and a [doomsday] prepper community out that way,” says Bryan Turner, a Realtor with RE/MAX Mountain Properties. “[Preppers] get open territory and some land. And if they have their own access to water, they can build a homestead.” Privacy and space are part of Paulden’s appeal, and so is one of its natural resources. “Water is the biggest appeal that they’ve got,” says Turner. “Arizona gets most of its water from aquifers. A lot of these homes drill their own wells and draw their own water."
Paulden is a rural neighborhood with no HOA to restrict property use.

A variety of home styles in the Chino Valley
Paulden doesn’t have sidewalks, medians or much infrastructure. Instead, there is a sense of freedom when it comes to the appearance of private property. “You’ve got dirt roads and no [covenants, conditions and restrictions] governing whether the guy next to you has a whole bunch of junk in his front yard and you have a beautiful home,” says Smith. There are a variety of home styles in the neighborhood, from simple ranch-style and stick-built homes to properties designed after Italian Villas. Three-bedroom single-family homes with 1,500 to 3,000 square feet tend to sell for $450,000 to $950,000. Manufactured homes with three bedrooms and 900 to 1,500 square feet sell for $185,000 to $475,000. Homebuyers should know that Paulden scores a 2 out of 10 on the CAP Crime Index, lower than the national average of 4.

Off-roading and horseback riding near Paulden
There aren’t any parks in Paulden, but the area’s desert landscape has public land that stretches out for miles in every direction, and combined with the size of most housing lots in the neighborhood, there is ample room for personal recreation. For more structured outdoor activities, Big Chino Ranch, located inside the neighborhood, offers land, training and obstacle courses for Paulden’s horse community. Trail riding adventures offered by the ranch traverse Paulden’s landscape and show off the four seasons of the area. For example, some parts of Arizona experience extreme heat for most of the year, but snow, moderate temperatures, and dry heat are part of life in Paulden. The Prescott National Forest offers outdoor activities. The forest’s west side is about 15 miles from Paulden and has trails for horseback riding, hiking and off-roading among its alligator juniper trees, and there is active wildlife in the area. “You’re going to have mountain lions, deer and antelope,” says Paula Smith, a Realtor with RE/MAX Mountain Properties. “And in the warmer months you’re going to have snakes, but I haven’t seen one in 30 years.

Paulden library and a renowned gun range
Located in southern Paulden off Route 89, The Paulden Public Library is a community gathering place. The small building has a wheelchair ramp and has programs like Magic The Gathering Club, a Thanksgiving food drive and a craft club. Paulden is also home to Gunsite Academy, a firearms training facility and resource for gun owners. “They do pretty high-end training,” says Turner. “It’s a world-renowned shooting place.” It’s on the western edge of the neighborhood, surrounded by scrubby desert trees, and the nearest house is about 2 miles away.

Most shopping happens in nearby Chino Valley
There aren’t many shops in Paulden. Big Country Market is in the area along Route 89, along with Family Dollar. For most shopping and dining, Chino Valley is about 10 miles south via Route 89, which is lined with fast-casual chain restaurants and local eateries. Insurgents Brewing Co. has an industrial interior with warm wood accents, and hosts live music. Essence Kitchen + Bar offers unique plates with sustainable ingredients in an elevated setting. There are also a handful of gun shops in Chino Valley, like Mazy’s and Tombstone Tactical.

Getting around Paulden
There isn’t any public transportation in Paulden, so a car is necessary for getting around the area. U.S. Route 89 is the primary route through the neighborhood, and leads 10 miles south into Chino Valley, and 25 miles south into Prescott. Prescott Regional Airport is about 16 miles away and Dignity Health Yavapai Regional Medical Center West is about 24 miles away.
