Families flocked to the neighborhood during its development in the 1980s and 90s, though it now has a multigenerational feel. “There are people living there that I grew up there with. Now their kids are attending the elementary schools they attended,” says Jose Hernandez, who was raised in the neighborhood and still works locally as a real estate agent with Coldwell Banker West. He says that inventory is limited here, a reflection of the neighborhood’s desirability. “There are so many people that have stayed there for such a long time. They don’t leave very much.”

Kumeyaay Park of Chula Vista is the largest green space in the neighborhood, with a playground and four fields often busy with youth softball and baseball games. Before 2022, the site was called Discovery Park, but was renamed to honor the Kumeyaay Native American tribe with ancestral ties to the land. Community members of all ages exercise and play at the South Bay Family YMCA, which runs a free after-school program in partnership with the local district.

Condos and townhomes, however, typically accompany monthly fees of $100 to $400 for communal amenities like pools and gated parks. Buyers can find these units between $600,000 and $780,000.
