Mediterranean-style homes with no Mello-Roos
The neighborhood's clusters of 1980s Mediterranean-style homes sit on either side of Hidden Vista Drive. These homes have midsize grassy lawns and are spread out on winding drives and cul-de-sacs. Something to note for potential homebuyers is that there's rarely much for sale, but Reyes says there's good reason for this. "There's no Mello-Roos, so there's a lot of value in settling down here." Mello-Roos is a common tax in California that community districts can collect to fund local infrastructure projects. An area that already has well-maintained schools and parks, like Terra Nova, doesn't need these taxes. This encourages many residents to hold onto their properties. When these homes are on the market, they can range from just under $900,000 to over $1 million for a three- or four-bedroom. Larger five-bedroom homes on the neighborhood's east side, with enough backyard space for a pool, can cost $1 million to $1.5 million. Terra Nova Park is the community recreation space, resting in the back of the neighborhood next to Clear View Elementary. This 17-acre park has open lawn space, a baseball field, basketball and tennis courts and a playground. Folks can also host get-togethers and birthday parties around the covered picnic area. Residents often do morning laps around the park's paved walking loop, and they can continue their trek on dirt trails extending into natural space to the north. Golfers can head 3 miles away to Chula Vista Golf Course. This 18-hole municipal course is open to the public, but residents of the Chula Vista area get discounted rates for playing and practicing on the driving range.Walk to Clear View Elementary
The neighborhood is part of the Chula Vista Elementary School District, which is rated an A-minus overall by Niche. Kids can walk to Clear View Elementary, given an A-minus, sitting on the northeast side of the residential streets. They continue at B-plus-graded Bonita Vista Middle and finish at A-rated Bonita Vista High. Bonita Vista High has an International Baccalaureate program, in which students can earn college credits through an advanced curriculum. Fourth-year students have the privilege of chilling on the Senior Lawn between classes. Bonita Vista Middle and High are part of the Sweetwater Union High School District, which gets an A-minus.Halloween at Terra Nova Plaza
Terra Nova Plaza hosts events for almost every major holiday, but Halloween is the biggest. The plaza is decorated, and employees get in full costume to fit the theme. Upon arrival, kids are given a trick-or-treating bucket to decorate and use to collect candy from different shops. Folks might work at large employers in Chula Vista, like Scripps Mercy Hospital, 3 miles west. Many also commute 10 miles northwest to downtown San Diego or less than 10 miles to San Diego Naval Base. They can drive on Interstate 805, running along the neighborhood's west side, or drive 4 miles west to the E Street Light Rail Station and take the train into the city. Chula Vista commuters can also catch the bus on East H Street, less than a mile from most homes. Terra Nova Plaza is across East H Street, less than a mile from most homes. It offers grocery shopping at Smart & Final and apparel retailers like Marshalls and Dick's Sporting Goods. Folks also come here to eat at casual spots like Caffe Tazza, which serves coffee and pastries in the morning and beer and sandwiches at night. Across the plaza, Bento & Noodles serves a fusion of Japanese sushi and Chinese noodle dishes. A collection of larger stores is just over a mile east on East H Street. There's a Costco for big-box shopping trips, department retailers like Walmart and a Home Depot for DIY supplies. Westfield Plaza is the spot for fashion retail 2 miles north. This large mall has a Target, Nordstrom Rack and dozens of other indoor outlets.
