Chunchula sits among the woodlands north of Mobile

House lots and highways carved out of the southern Alabama forests make up Chunchula, an unincorporated community 20 miles north of Mobile. This rural segment of Mobile County offers homes with generous amounts of land and empty parcels that can fit a buyer’s custom home. While there are limited amenities in the community, a pair of highways running through Chunchula provide direct routes to larger communities in the region, including Mobile.

Homes vary from small subdivisions to isolated lots

Patches of forests were cleared for spacious lots with a median size of 2 acres, where people reside in ranch and mobile homes. There are a few small subdivisions where houses are bunched closer together; some feature newly built homes that incorporate ranch designs. Chunchula is rural, but parcels of land for sale across the community welcome new development. Some could fit a single home, while others can accommodate entire mobile home communities. Houses typically sell between $200,000 and $250,000. Risks of floods, hurricanes and tornadoes are present across Mobile County, including in Chunchula. For example, a tornado touched down in the community in 2024, tossing around debris and damaging a few homes and vehicles. Storms occasionally affect this end of the county, but the impacts usually aren’t as significant as on the coast, says Amy Merritt, president and broker of Citronelle Realty north of Chunchula. “We get damage, but other than being without power for a couple of weeks, there haven’t been catastrophes.” Plus, flood zones are present throughout Chunchula. Most homes were built outside these zones, but houses within them may need flood insurance. Meanwhile, the CAP Index Crime Score is 1 out of 10, well below the national average of 4.

Updated public school facilities

Children are zoned to three public schools along Route 45 north of Chunchula. McDavid-Jones Elementary operates two libraries, one tailored for kindergarteners through second graders and the other designed for third through fifth graders. Older students go farther north to Lott Middle School and Citronelle High School. The high school was built a decade ago amid a wave of school construction by the district. “The middle school still has the original building, but everything has been updated,” Merritt says. “High school sports are well-supported, especially the football team.” All three schools receive B-minus grades from Niche.

Recreation includes a lake to the north and beaches to the south

Residents can head north to Citronelle for recreation around Citronelle Municipal Lake. An RV park, golf course and baseball fields surround the 100-acre lake. People who pay for boating and fishing permits can use the city’s ramp to boat around the lake or fish for catfish and bluegill. Members can practice their marksmanship at Silver Creek Range, a private shooting range in Chunchula. It takes about an hour to drive south to Alabama’s Gulf Coast beach communities, such as Dauphin Island. One of the primary ways residents connect is at local churches. Several small congregations gather across the community, often meeting for worship twice a week.

Farm-fresh produce and healthy shakes sold from roadside stands

The area’s few businesses operate along Route 45 and State Road 217, the two highways through Chunchula. Sherry’s Place sells boiled peanuts, fresh produce and locally raised eggs from a market on Route 45, up the road from a Dollar General. Meanwhile, 217 is home to Piggly Wiggly grocery store and Georgetown Nutrition, a roadside stand with coffee, tea and healthy shakes. A few eateries and a hardware store are about 12 miles north in Citronelle, while dozens of restaurants, cafes and boutiques fill the storefronts in downtown Mobile, 20 miles south.

Highway access to Mobile

Residents live within 5 miles of U.S. Route 45 or Alabama State Road 217. Drivers can use either to reach Mobile, about 30 minutes south. Interstates in the Mobile area lead to other Gulf Coast cities, including New Orleans and Pensacola.
