From river bluffs to fairway views, Coldstream lives close to nature

Coldstream leans into its landscape on a wooded bluff above the Ohio River, just outside Cincinnati. This Anderson Township community is almost all single-family homes on spacious lots. Long winding streets and quiet cul-de-sacs run through the area, giving some houses golf course or river views. Others are tucked away near in-neighborhood hiking trails, still keeping Interstate 275 close by. Highly rated Forest Hills schools serve the community.

Spacious lots and mature trees define Coldstream's housing

Coldstream is almost entirely made up of single-family homes. Wooded, hilly terrain shapes how many houses sit on spacious lots, giving the community a sense of privacy. "Developers have done a great job of keeping older trees," says Realtor Micha Gleisinger of Comey & Shepherd Realtors. "The topography and the hillside let it keep a natural feel, and everything green is well established." Views vary by location. Homes along the southern edge, including sections like Riverview Estates, can capture open Ohio River vistas, while interior streets lean toward golf course and woodsy settings.

Most of the housing went up after 1970. Three styles stand out: Colonial Revival, contemporary and Modern Transitional. The transitional designs often mix in French Country or Craftsman details. Older properties are rare, but a few remain, including the occasional late-19th-century cottage.

The median lot size tops an acre, far above what's common in Cincinnati, and properties run large, too, with most exceeding 3,000 square feet. Prices follow suit. The median sale price is in the high $600,000s, more than double the city's. Homes generally sell from the mid-$400,000s to around $2.9 million. The biggest properties, over 10,000 square feet, have sold for almost $4.6 million.

Because Coldstream is made up of several distinct communities, HOA fees and what they cover vary, so it's smart to confirm the specifics for each property.

Outdoor escapes range from woodlands to rolling greens

Outdoor recreation is easy to come by here, with a few options right in the neighborhood:

  • Woodland Mound spreads across more than 1,000 riverfront acres, with a 1-mile fitness trail, shorter nature paths, playgrounds and a disc golf course.
  • Withrow Nature Preserve covers about 270 acres of woods, where the Trout Lily Trail winds just over 2 miles through spring wildflowers.
  • Coldstream Country Club centers on a private 18-hole golf course, though membership is separate from living in the neighborhood.
“In Coldstream, much of the natural area is protected, so what you see is what you get,” says Steve Sievers, Anderson Township's assistant administrator for operations. “It's not getting built on.”

Easy highway access makes commuting around Cincinnati simple

The neighborhood sits between the Ohio River and Interstate 275, putting downtown Cincinnati less than 15 miles from most homes, or roughly a 20-minute drive. Uptown and the University of Cincinnati are about the same trip. “Coldstream is so unique because of its accessibility to downtown paired with its views of the Ohio River and the hillside,” Gleisinger says. “It’s an elegant and well-cared-for community.”

Forest Hills schools are a key draw for many families

Coldstream falls within the highly rated Forest Hills School District. “The school district is a massive draw,” Sievers says. Which schools your child attends depends on your address. All students attend Nagel Middle School, which earns an A-minus from Niche. From there, many go on to Anderson High School, which Niche rates an A.

Residents drive about 10 minutes for major retail options

Running errands here means hopping in the car. For big-box shopping and chain restaurants, the Beechmont Avenue corridor is about a 10-minute drive from most homes. It's home to Target, Kroger and Anderson Towne Center.

Riverbend Music Center brings summer concerts nearby

A few miles away, Riverbend Music Center keeps summer nights busy. The outdoor amphitheater holds more than 20,000 and hosts shows all summer long:

  • National tours spanning rock, pop, country and hip-hop
