A colorful hillside neighborhood, Columbia Tusculum is located about 5 miles from Downtown Cincinnati. The community was discovered by accident by its founder, Benjamin Stites, while on an expedition in 1788. The land was purchased for less than a dollar an acre, and steamboats, railways and streetcars helped the town grow. Today, Columbia Tusculum has developed into a thriving suburb perched high above the Ohio River. It is known for its “painted ladies," or colorful Victorian homes along Tusculum Avenue. “It’s also a desirable neighborhood with thriving businesses and a wide range of home prices to choose from,” says Holly Finn, a real estate agent with Coldwell Banker Realty. “It’s a fun and friendly community with great walkability as well.” Residents often walk to dinner in the southwestern corner of the neighborhood or to the Irish Heritage Center for various activities. “The vibe in Columbia Tusculum is laid-back, yet vibrant, with a mix of young professionals, families, and long-time residents all contributing to the neighborhood’s diverse and inclusive atmosphere,” says Walt Gibler, a Realtor with Coldwell Banker West Shell.

Famous “Painted Lady” Victorian homes
Columbia Tusculum is home to the locally famous “Painted Lady” Victorian homes, featuring bright exteriors, spacious porches and ornate, colorful shingle facades. Even the neutral-colored homes display rich architectural elements, like stained glass and arched Palladian windows. “Living in Columbia Tusculum is like stepping back in time, with its beautifully preserved Victorian homes,” Gibler says. “The architecture here is truly one of a kind, and residents take great pride in maintaining the historic integrity of the neighborhood.” Homes built after the turn of the 20th century include foursquare, colonial and Tudor styles. Single-family homes in Columbia Tusculum have sold for between $150,000 and $2.7 million. Condominiums and townhouses are also available in the neighborhood and have sold for between $120,000 and $760,000. “The neighborhood’s hilly terrain offers some of the best views of the Ohio River and downtown Cincinnati,” Gibler says. While Columbia Tusculum is walkable, the steep hills can make it more of a challenge, causing some residents to use cars to get from place to place. The neighborhood has a Walk Score of 46 out of 100. As for crime, Columbia Tusculum received a 3 out of 10 Crime Score from the CAP Index, which is lower than the national average.

Explore the 100 acres of Alms Park
Alms Park has nearly 100 acres of trees and perennial gardens. Residents can have lunch underneath the pavilion and then head upstairs to the overlook for panoramic city views. While there, they can take a selfie between the stone archways or stroll the walking trail until they reach the pergola, a shaded terrace providing an unobstructed view of the Little Miami River and Ohio River. Just 3 miles northeast of the neighborhood is Otto Armleder Memorial Park. Visitors head to the 305-acre park for its 10-acre dog park and walking trails.

Kids here attend Riverview East Academy, part of the Cincinnati City School District. It is one of just a few regional schools that teaches students in kindergarten through 12th-grade. Starting in 7th and 8th grade, students are grouped into learning pods and offered the opportunity to take courses for credit in upper grades. High schoolers benefit from a college preparatory curriculum. Niche gives Riverview East Academy a C grade. Residents interested in private school have two options inside the neighborhood boundaries: St. Ursula Villa and Cardinal Pacelli School. On weekends, locals can explore the town’s roots at the Irish Heritage Center. While there, one can visit the library, wander into the dance room or chat about history in the tea room. Folks looking to get out of town can make the 18-mile drive to Cincinnati/Northern Kentucky International Airport. For those needing medical care, Mercy Health Anderson Hospital is about 7 miles away.
