The neighborhood primarily has single-family homes from the early to mid-20th century. “Usually there’s nothing newer than the 1960s, unless there’s an infill project or something,” says Sara Foltz, Realtor with Keller Williams Real Estate Services, who has experience in the area. Most homes are cottage-like bungalows with small yards and short driveways, so parked cars still line most streets. Some have raised foundations, making space for attached garages under covered front porches. Historic homes, from Cape Cods to Tudor Revivals and Dutch Colonials, are also common.

Homes cost less than neighboring Mariemont

Home prices in Madison Place range from the low $200,000s to the mid $400,000s. Investment properties often sell in the $100,000 range, while new construction, which is rare in the area, can cost up to $650,000. This is noticeably different from Mariemont’s housing stock, which has new developments, condos and million-dollar homes. “I see a lot of first-time homebuyers and young couples moving to Madison Place,” Foltz says. “They can take advantage of what Mariemont has without the taxes and prices they might have to pay to be in Mariemont proper.”

Cincinnati public schools and top-rated private schools

Madison Place is part of the Cincinnati City School District. Local schools tend to have lower ratings than options in Mariemont, but the district’s open enrollment policy allows students to apply to any alternative school within the district. The neighborhood is also home to The Good Shepherd Catholic Montessori school, a top-rated private option.

Walk to nearby neighborhoods or drive downtown

Madison Place is close enough to its surrounding neighborhoods that many residents walk from place to place. “People appreciate that walkability,” Foltz says, “They can easily walk their dog or their kids down to Mariemont Square.” However, residents usually drive to other parts of Cincinnati. “Most people moving into Madison Place are working either downtown or in Kenwood,” Foltz says. Highway 50 connects drivers to downtown Cincinnati in about 10 miles, or roughly 20 minutes. Kenwood’s commercial areas are accessible via Kenwood Avenue or Interstate 71. Metro bus routes are along Plainville Road.

Shopping and dining in the neighborhood and in Mariemont Square

There is a small commercial hub inside the neighborhood along Plainville Road where you'll find The Madison Place, a cozy coffee shop with breakfast and lunch options. Around the corner, people pack into Bramble Patch to enjoy a beer and watch Sunday football. In neighboring Mariemont, people stroll around Mariemont Square, an old-fashioned business district with lush trees and Tudor-style buildings. It has many local favorites, like:

  • The National Exemplar, an American restaurant with shareable plates and craft beer.
  • The Quarter Bistro, a fusion restaurant serving French and Latin-inspired dishes.
  • Roosters, a highly rated barber shop.
  • Mariemont Theatre, an old-school cinema screening new releases and classic films.
