Century old Cincinnati neighborhood
Paddock Hills celebrated its 100th anniversary in 2019, a far cry from the neighborhood’s humble beginning as a single residential development site at Paddock Hills Avenue and Paddock Lane. A community of fewer than 300 homes, perpetually under the radar Paddock Hills is one of Cincinnati’s smallest neighborhoods. “I wouldn’t say it’s a secret, but people tend to think of the area as an extension of North Avondale, so it’s not necessarily as sought after as some places,” says Coldwell Banker Realtor Brian Thomas, who was born and raised in the Queen City. “That said, there is a great community feel here, and peaceful streets.”
Classic homes and meticulous landscaping
The real estate market in Paddock Hills is competitive due to a reasonable starting price point. In January 2024, the 12-month median list price was around $200,000, a discount from greater Cincinnati. “The market in the city is hot across the board, so well-priced homes tend to move fast,” Thomas says. Paddock Hills is unique in that most the residential streets are cul-de-sacs, giving neighbors a connected feel and children the freedom to play in the front yard. Construction began in 1919, with many Tudor-style and Dutch Colonial Revival homes lining the sidewalks. Landscaping in the neighborhood is immaculate – early planning included a pin oak and poplar tree planted in every yard. Homes range in price from around $150,000 on the low end for a fixer upper to over $400,000 on the high end for an updated property with four bedrooms and three baths.

Parents have school options for high school
Families with children in Paddock Hills are served by Cincinnati Public Schools, an average district with a B-minus grade from Niche. Children can attend Bond Hill Academy from kindergarten to sixth grade. Parents and students can then collaborate on which high school they will attend as the district allows choice based on educational plans. Each school offers different specialties and programs to help students prepare for college, in addition to extracurricular activities and athletics. They are open to children of all abilities if they live within the district. The neighborhood is just north of Xavier University, a private Jesuit institution and one of the city’s 23 higher education institutions.

Destination shopping center four miles away
Entirely residential and quiet by design, residents of Paddock Hills must travel outside the neighborhood to do all their shopping and dining out. For stocking up on groceries and essentials, there’s a Whole Foods at the Rockwood Commons & Pavilion, a destination shopping center about four miles southeast via Dana Avenue, and accessible via I-71. REI, Gap, T.J. Maxx and Sur La Table are among the mall’s anchor tenants. For eating out, there are fast casual favorites like Five Guys and Qdoba, national chains P.F. Chang’s and Longhorn Steakhouse, and a few independent and fine dining options. Season 52 is a New American restaurant with a rotating menu of seasonal dishes and international wines in a sleek and upscale setting. Customers trust them with holiday happiness, ceding the Thanksgiving cooking to the restaurant each year. A Midwestern outpost of the upscale steakhouse chain, The Capital Grille offers classic American fare in a clubby, refined setting.
Historic golf course and nature preserve
The Avon Fields Golf Course defines outdoor recreation in Paddock Hills, which cedes half its land to the oldest municipal course west of the Alleghenies. Established in 1914, the celebrated course will mark its 110th birthday in 2024. Avon Fields is a shot-makers course with small, elevated greens to work on a player’s short game skills. Overall game improvement can be worked on at the Jimmy Woods Learning Center on site. The Avon Woods Nature Center and Preserve is situated on about 15 acres near the golf course on Paddock Road. Popular hiking trails wind through rolling hills and a stream cut valley at Avon Woods, which is only a few miles from downtown Cincinnati, but feels a world away among the trees. With its abundance of plant species and wildlife, the nature center is a favorite place for children’s day camps each summer.

Highway access and bus service
Paddock Hills is easily accessible from Cincinnati, just five miles north of the city via U.S. Route 42, known locally as Reading Road. The neighborhood’s main thoroughfares are Reading Road and Paddock Road, which both run north to south and provide access to I-75 via the Norwood Lateral Parkway, linking the community to greater Cincinnati. Most residents have a car to get around, but there are Metro bus stops all along Reading Road.
