Cinco Ranch is an old Texas community – so old, in fact, that it was established before Texas became a state. The area was first settled in the 1820s by families who wanted to live near the area’s rivers. Today, this long-desirable part of Katy is occupied by one of the city’s largest planned communities, and modern homeowners can take advantage of all the benefits of a well-maintained neighborhood. Some of the best schools in the Houston metro area, dozens of recreation facilities, an easy commute and well-maintained luxury homes are just some of the shining standouts of modern-day Cinco Ranch. “When you say Cinco Ranch, it’s a huge melting pot. Anyone you can imagine lives there,” says Charlie Russo, a Broker Associate with Re/Max Signature who has lived in Houston for 24 years. “It’s the definition of what a suburb is; it’s perfect. Someone can commute less than 20 miles from Cinco ranch and still work at an F500 company.”

Katy Schools are the top-ranked in Houston

Cinco Ranch is zoned within the Katy Independent School District (ISD), which has a glowing A-plus grade on Niche. Niche also named Katy ISD the best school district in the Houston area. “People move out here because of the schools, you cannot beat them,” says Susan Hutson, a Realtor with CB&A Realtors and a Cinco Ranch resident of nearly 30 years. “That’s what brought me out here. My daughter was 4 years old, and I wanted to get to a place where I knew schools would be great.” Local elementary schools like Edna Mae Fielder Elementary School and James Williams Elementary School are A-rated, while Cinco Ranch Junior High School and Cinco Ranch High School both have A-plus grades. In addition to its 14 athletic teams, Cinco Ranch High has over 60 extracurricular clubs that cover interests from foreign languages to board games to embroidery. Cinco Ranch is 5 miles from both the small Houston Community College Katy Campus and the larger University of Houston – Victoria at Katy.

Swim, hike or golf at Cinco Ranch’s facilities

The centerpiece of the community is The Golf Club at Cinco Ranch on Cinco Ranch Boulevard, which is open to the public but is especially convenient for Cinco Ranch locals. Residents can access several other sports facilities, including a pool house, pickleball courts and even a cricket pitch. “They have 14 different pools to choose from, walking trails, and water parks,” Hutson says. “It’s a very active community, with people running and walking. Those amenities keep people active.” Locals can also join multiple community groups, including a garden club and swim team. Two houses of worship, The Fellowship and The Katy Church, are also accessible within the area.

Cinco Ranch additionally borders the massive George Bush Park, which stretches from Interstate 10 down to the Westpark Tollway. Multiple features are nested inside this area, including Exploration Park, a children’s park with a sensory garden and an interactive water wall; Camp Cinco, a public campground; and the Fisherman’s Trail, a winding hiking path that runs along the Barker Reservoir.

La Centerra offers eateries right off the golf course

La Centerra at Cinco Ranch is only about a half-mile from The Golf Club at Cinco Ranch. This outdoor retail center on Cinco Ranch Boulevard has grocery stores like Target, Trader Joe’s and Sprouts, and other staples like the local library and the Roshal Health Hospital. The flagship location for Local Table, a restaurant with a modern twist on Mediterranean cuisine, is also within La Centerra.

Another group of local favorite restaurants is on the other side of the community on South Mason Road. TastyKo, a simple Korean eatery, and Astor Farm to Table, which combines signature cocktails and South African and Latin American cuisine into one menu, have both appeared on Eater Houston’s list of best restaurants in Katy.

Cinco Ranch homes range from modest to luxury

Cinco Ranch has many home styles, from one-story constructions that range between $300,000 and $500,000 to multi-story brick residences that sell for between $500,000 to the high $800,000s. The occasional luxury property with Mediterranean or French-influenced details often sells for over $1 million. Homes of all sizes in the community are surrounded by lush lawns accented with well-kept gardens, towering oak trees and inground pools. Like the rest of Houston, Cinco Ranch can be prone to flooding. However, Hutson says that residents typically only worry about major storms like Hurricane Harvey. “During Harvey, it was a big concern because part of this area did flood, but none of it really flooded until then,” Hutson says. “People are still buying the flooded houses because they think it was a once-in-a-lifetime storm.” Cinco Ranch has a CAP Index Crime Score is 2, which is below the national average score of 4 out of 10.

Grand Parkway connects to the Houston metro

Cinco Ranch is bordered by the Grand Parkway, which runs between Katy and Sugar Land and connects to Interstate 10. I-10 is the fastest way for locals to reach downtown Houston, 30 miles from Cinco Ranch. While Cinco Ranch is within 15 miles of business and private airports like West Houston Airport and Global Select at Sugar Land, getting to larger commercial airports like William P. Hobby Airport and George Bush Intercontinental Airport will require a trip into Houston. Public transit is limited, so most Cinco Ranch residents need cars to get around.
