Ivywood is a residential neighborhood in Cinnaminson Township, a suburb of North Philadelphia, that embodies the spirit of how the town describes itself on its official website: “A community of families, neighbors and businesses.” Designed to minimize traffic with few roads leading in to the neighborhood and sidewalks throughout, Ivywood is a place where children can walk to the park or ride their bikes to the store. “There’s a strong sense of community here,” says Frank Gallagher, broker/owner of Hometown Realty Associates, who grew up in Cinnaminson and now lives in Ivywood. “The people I grew up with all still live in this same pocket. It’s the kind of place where people wave and honk to say hello.”
CAP Index gives Ivywood a crime score of 1 out of 10, which contributes to its attractiveness to potential buyers. It’s all part of why homes don’t stay on the market long here. “It’s a desirable community known for its attractive single-family homes and quality school system,” says Realtor Jenny Albaz with Better Homes and Garden Mt. Laurel. “Properties in that area generally go quickly, within a month or 45 days.” Ivywood is also adjacent to two of Cinnaminson’s largest parks. A summer carnival is held at one of those parks, and two schools are within walking distance. “It’s a good place to grow up,” Gallagher adds, “and a great place to raise a family.”
Spacious colonial-style and bi-level houses
Built between 1960 and 1970, Ivywood homes are typically large colonial-style houses or bi-levels that range in price from $370,000 to $775,000. Most come on a quarter-acre or more of land and feature one- or two-car garages. Back decks, fenced backyards and additions with new kitchens and vaulted ceilings are sometimes added. Because of their age, many Ivywood homes have original hardwood floors, crown molding, wood-burning fireplaces and basements for extra storage or living space. “These homes are often quite spacious with modern amenities,” Albaz says. “They typically have three to five bedrooms and 1,700 to 2,700 square feet of living space. It’s no wonder they’re in high demand.” It's also not unusual for buyers to encounter in-ground pools, lush and mature landscaping, sunrooms and dedicated office spaces, as well as guest powder rooms in these homes.

Public and private Cinnaminson schools serving Ivywood
The public schools that serve Ivywood are part of Cinnaminson Township Public Schools, which receives a B-plus from Niche. New Albany Elementary, a PK-2 school, and Eleanor Rush Intermediate, a 3-5 school, each earn a B-plus and sit about 2 miles from the neighborhood. Cinnaminson Middle, a B-rated school, is on Forklanding Road, within walking distance of most Ivywood homes. Cinnaminson High, which scores an A-minus, offers strong performing arts programs through its award-winning marching band, choral and drama groups. Families can also send their students to St. Charles Borromeo Parish School, a private elementary and middle school within walking distance.

Cinnaminson’s largest community parks next door
The second-largest park in Cinnaminson is Wood Park across Branch Pike from Ivywood. Considered the center of community activity, Wood Park features multiple softball fields, tennis courts and a children’s playground. The Pomona Swim Club community pool is in the park, and so is the playhouse for the Burlington County Footlighters, a performing arts group; the building was once a one-room school for African Americans. “Wood Park has bands on Thursday nights in the summer,” Gallagher says. “The city holds National Night Out there and other community events.” The largest park is Memorial, about a mile west of Ivywood, offering baseball and soccer fields, a bocce court, a children’s playground and a hockey rink. A walking path encircles Memorial Park, taking visitors past a pond formed by nearby Pennsauken Creek and an elevated sledding path. Riverton Golf Club a little farther north is a family club, offering tennis and pickleball courts, a pool complex, a bowling alley, and a full calendar of activities in addition to its Donald Ross-designed 18-hole golf course.

Shopping and restaurants near Ivywood
The closest shopping center to Ivywood is the Shoppes at Cinnaminson, 2 miles west on the Burlington Pike. Here, residents will find a ShopRite and several restaurants, including Due Amici Italian Grill . An upscale eatery that’s been in business for over 20 years, Due Amici is well known for its outdoor patio and catering business. Toyko Blue is a sushi restaurant housed in a converted brick house with a brightly colored orange interior and even brighter plates of sushi. Diners will also spot a new Lidl grocery store across the street. The Jugg Handle Inn to the west on Forklanding Road has served the community since 1980. It’s a place to meet friends, watch the big game and order some of the bar-and-grill’s award-winning chicken wings.

Transportation resources around Ivywood
Most of Ivywood is relatively traffic-free and full of sidewalks, making it a welcome place to walk or ride a bike. Branch Pike to the north and Church Street to the south both offer stretches of road with bike lanes on either side. NJ Transit buses travel along the Burlington Pike/U.S. Highway 130, one mile north of Ivywood, and on West Broad Street, 3 miles north. The NJ Transit River Line light rail operates along West Broad Street, and the closest stop is Palmyra, 3 miles north. Routes 73 and 90 are within 2 miles of the neighborhood and cross the Delaware River into North Philadelphia. 73 takes drivers across the Tacony-Palmyra Bridge, and 90 goes across the Betsy Ross Bridge. “If I have to drive into the city, there’s only one or two lights before I cross the Betsy Ross Bridge,” Gallagher says. “I can get to an Eagles game in about 20 minutes.”
St. Charles Borromeo Carnival in June
One of the most anticipated events in Cinnaminson is the St. Charles Borromeo Carnival in early to mid-June. For five nights, church grounds across the street from Ivywood are transformed by carnival games, rides, food vendors and prizes. The carnival is a primary fundraiser for the church’s ministries and the St. Charles Borromeo Parish School, which serves kindergarteners through eighth graders.
