A neighborhood built with proximity to the Claremont Colleges
Chaparral has the typical look of a central Claremont neighborhood: nice single-family homes; wide, walkable streets; and sizable lawns full of trees. One of its main draws is having Chaparral Elementary right in the neighborhood, but this is just the surface of the neighborhood’s spirit for education. “The homes in the Lowell Avenue-Lee Avenue area in the south end were built by the colleges in the 1960s,” says Realtor Joseph Porreca with Concierge Realty Group, a lifelong Claremont-area resident. The “colleges” are the Claremont Colleges, a consortium of seven liberal arts institutions that share a campus about a mile south of the neighborhood. They give the city and its neighborhoods, like Chaparral, a distinct academic identity. “The schools were building the homes to attract good, accomplished professors,” says Porreca. “So, they made nice midcentury modern homes because it was the cool architecture of the time.” The community is no longer designated for faculty, but it’s still home to many academics who appreciate the continued scholastic energy.

Midcentury moderns and ranch-style homes
The midcentury modern homes that established the neighborhood are only in the south end, but other homes on these streets were also for faculty. They can be spotted through small details. “Home nerds like me might notice that some of the homes have garages and others don’t,” says Porreca. “That’s because the houses built for professors had garages to sweeten the deal.” Small to midsize options can start from $850,000 to $1 million. Sprawling models on spacious corner lots with backyard pools can cost about $1 million to $1.2 million.

Walk to Chaparral Elementary and the Claremont Colleges
One of the neighborhood’s luxuries is being able to walk to Chaparral Elementary, which receives an A rating from Niche. Chaparral and the city’s other schools are part of the Claremont Unified School District, graded an A overall and ranked by Niche in the top 100 districts in California. Students continue at El Roble Intermediate School, rated an A-minus. They finish at Claremont High, which earns an A and is less than a mile from many homes.
Education is a high priority in the city because the Claremont Colleges attract academics. The institutions share a campus about a mile south of Chaparral, so professors, administrators and other faculty in the neighborhood can easily walk or bike to work. They consist of two graduate schools and five undergraduate liberal arts schools, including Scripps College, a prestigious women’s college founded in 1926. Each has its own area of the campus, with some shared facilities.

Strolls in the California Botanic Garden
The neighborhood surrounds the California Botanic Garden. This 80-acre space is laden with trails, winding through various horticulture displays and natural areas. “The Botanic Gardens are a beautiful amenity,” says Porreca. “It’s our favorite place in town to go for a walk, and you can go whenever you want if you’re a member.” Chaparral Park is a community recreation space next to the elementary school that provides green grass and a playground within walking distance of many homes.

Wildfires in Angeles National Forest
Chaparral and other neighborhoods in the center of Claremont don’t have to be too worried about being damaged by wildfires, but recent nearby fires have raised concerns. In the fall of 2024, the Bridge Fire consumed about 60,000 acres of the Angeles National Forest in the mountains north of the city. Even if flames don’t touch the neighborhood, the resulting smoke and ash can affect air quality for miles around. Residents should stay aware of fire threats and have an established evacuation plan.
