Its neighbors, Towne Ranch and Old Claremont, are popular choices for their 1920s architecture and proximity to Claremont Village. "It's not as unique as the Village or Towne Ranch, but it's just a great place to find a well-built single-family home and live a nice suburban lifestyle," says Joseph Porreca, a Realtor with Concierge Realty Group and longtime Claremont resident. "Being around Condit Elementary is the big thing here," says Porreca. "Being able to walk to schools and having good-looking, quiet streets are the important things to people." Condit provides schools, parks and multiple grocery options within a short walk or drive of most cul-de-sacs. Plus, the Village and the Claremont Colleges are less than 2 miles away.

Suburban ranch-style homes around $1 million

Despite being near the heart of Claremont, Condit's wide streets and secluded cul-de-sacs give it a very suburban feel. The neighborhood's ranch-style homes are standard for a 1960s Southern California development. They have the added benefit of grassy lawns with enough room for shady trees, gardens and backyard pools. The prices are also standard for this area of Claremont. Most ranch-style and Spanish-inspired homes begin between $900,000 and $1.1 million. Spacious houses spread out on corner lots can range from $1.1 million to $1.3 million.

Walk to Condit Elementary and work at the Claremont Colleges

The Claremont Colleges draw many academics to Claremont, so school is a high priority in neighborhoods like Condit. The Claremont Unified School District upholds the city's educational expectations and receives an A from Niche. Students begin at A-rated Condit Elementary, within a short walk or drive of most homes. They continue at El Roble Intermediate School, graded an A-minus. Claremont High rounds out the pipeline within walking distance of many homes, earning an A. In the hills just north of the neighborhood lies the campus of the Webb Schools, the No. 4 best boarding school in California according to Niche. The five undergraduate and two graduate schools that comprise the Claremont Colleges share a campus less than 2 miles east on Historic Route 66. The schools, such as Scripps College and Pomona College, have individual sections of the campus, with some shared libraries and other buildings. They're the city's most prominent employer, attracting many professors and higher-education professionals to the area.

Green space and artistic displays at Lewis Park

Aside from Condit Elementary, the neighborhood's other cornerstone is Lewis Park and the Alexander Hughes Community Center. The park is walkable from many homes and provides plenty of lawn space for picnicking or exercise. The indoor community center has meeting spaces for local clubs, and people can pick new hobbies at the center's various classes. The Claremont Stelae is a public artwork outside the community center that displays murals from local artists. Hiking trails in the San Gabriel foothills, like the Sycamore Canyon Trailhead, are about a mile north. A few miles farther into the hills, Claremont Wilderness Park's loop trail leads deeper into the San Gabriel Mountains.

Groceries on Historic Route 66

Daily necessities are on the neighborhood's south end along Route 66. There's a Stater Bros. and a Sprouts Farmers Market in the neighboring plaza, and Trader Joe's is down the road. These strip malls also have convenient eateries and coffee shops, but most people dine in Claremont Village. The Village is the heart of Claremont, less than 2 miles south of the neighborhood. The restaurants, boutique shops and art galleries on its tree-lined blocks make for a variety of activities.

Commute on state Route 210 or Interstate 10

State Route 210 to the north and Historic Route 66 to the south can take local commuters east or west. Aside from the colleges, Pomona Valley Hospital is one of the largest nearby employers, 4 miles southwest on Interstate 10. Commuters can take the 10 about 35 miles west into downtown Los Angeles. Claremont Depot in the Village is a stop for Amtrak and the regional Metrolink train. Ontario International Airport, 10 miles west, is the closest outlet for commercial flights.

Growing concern for wildfires

The part of the Angeles National Forest above Claremont is a hot spot for wildfires. In the fall of 2024, the Bridge Fire burned nearly 60,000 acres of the wooded hills north of the city. Condit is a few miles south of the affected area but is still close enough to potentially be affected. Even the smoke from a fire can weaken the air quality for miles around, so residents should have a plan ready for potential evacuations.
