Piedmont Mesa isn’t usually on the radar of buyers moving to Claremont. It’s overlooked because it doesn’t offer the walkability of neighborhoods around Claremont Village, and the creek running down its east side separates it from neighboring communities. “People knock on Piedmont Mesa because it can feel isolated like it’s on an island, but that’s what I like about it,” says Joseph Porreca, a Realtor with Concierge Realty Group and resident of Piedmont Mesa. Despite not being considered by many incoming residents, longtime Claremonters know the neighborhood’s real value. “Homes here go fast because it’s quiet and there’s great value,” says Porreca. “You can find a house on almost half an acre for under a million. You can’t find that in the Village.” The Village, formally called Claremont Village, is Claremont’s signature neighborhood, but that comes with a higher price tag. On the other hand, Piedmont Mesa offers well-built homes and more elbow room for the money. Plus, the Village and the Claremont Colleges are only 3 miles down the road.

Ranch-style homes on spacious lots
While greenery is a fixture of most Claremont neighborhoods, few feature more than Piedmont Mesa. Its ranch-style homes sit on grassy lots of up to half an acre. Many are shaded or even hidden from the street by mature trees flush with foliage. Trees even border the neighborhood’s north and east sides, giving its signature isolated feel that residents have come to appreciate. Ranch-style architecture is most prevalent, but there are a healthy amount of Spanish Revival and midcentury modern homes as well. Midsize ranch-style homes and single-story Spanish Revivals can range from $750,000 to $1 million. Midcentury modern designs, larger Spanish Revivals and sprawling ranch-style homes that take full advantage of the extra lot space cost $1 million to almost $1.5 million.

A-rated Claremont High and the Claremont Colleges
Education is the core of Claremont’s identity, from its highly ranked public schools to the prestigious Claremont Colleges. The Claremont Unified School District serves neighborhood students and receives an overall A rating from Niche. Kids begin at Sumner Elementary, graded a B-plus, and continue at El Roble Intermediate School, given an A-minus. They finish at Claremont High, which earns an A. Claremont High’s International Baccalaureate program and other thorough academic offerings attract a rich diversity of students, represented in the more than 20 languages spoken among the student body.
The Claremont Colleges is the collective name for the seven colleges that share a contiguous campus to the east of Claremont Village, less than 3 miles southeast of Piedmont Mesa. This consortium consists of five undergraduate liberal arts colleges and two graduate schools. Scripps College, a prestigious women’s college that opened in 1926, is just one of the highly touted institutions.

A short drive to shopping and Claremont Village
Groceries and other essentials are within a short drive of most homes. Superior Grocers in Foothill Square is just south of the neighborhood on North Garey Avenue. La Verne Town Center is a larger shopping plaza about a mile west on Historic Route 66. It has stores like Target and ALDI, as well as an Amazon Fresh. These shopping centers have a selection of chain eateries, but most residents choose to go to Claremont Village for a bite to eat. Downtown Claremont Village is about 3 miles south. Its walkable tree-lined streets and historic buildings are home to locally owned restaurants, bakeries and coffee shops, like Viva Madrid and Norema Café. There are also boutique shops like Xerxes for Gents and Sharon’s Shop. Pomona College’s Benton Art Museum is a short walk away.

Hiking on the Thompson Creek Trail
Griffith Park, right next to Sumner Elementary, is a recreation space with athletic fields and walking paths east of the neighborhood. Still, hiking tends to be the default outdoor activity. The Thompson Creek Trail is just across state Route 210, less than a mile from many homes. It offers easy hiking through the foothills of the San Gabriel Mountains. More mountainous trails begin at Claremont Hills Wilderness Park, about 4 miles northeast of the neighborhood. The wilderness park’s 5-mile loop takes hikers farther into the mountains, giving extensive views of the Angeles National Forest.
Cycling and mountain biking is a popular hobby of Piedmont Mesa residents.

The academic energy from the Claremont Colleges attracts many professors and other higher education professionals to the city. Piedmont Mesa is less than 3 miles from the campus. So, while it might not be walkable, it’s still within a short drive or bike ride. Pomona Valley Hospital — 4 miles south — is one of the area’s largest healthcare and medical research employers. Some commuters make the drive to downtown Los Angeles, over 30 miles west on Interstate 10. They can merge onto the 10 about 4 miles south of the neighborhood. Ontario International Airport — located less than 15 miles southeast, not in Canada — is the closest spot for commercial flights.

Wildfires in Angeles National Forest
Wildfires are a real threat in the San Gabriel Mountains and Angeles National Forest north of Claremont. In the fall of 2024, the Bridge Fire burned almost 60,000 acres across the hills north of the city before being contained. Neighborhoods like Piedmont Mesa that aren’t in the hills aren’t at as much risk of being burned. However, the ash and smoke from these fires can pollute the air for miles around. Even smoke is enough to endanger residents, so it’s vital to have an evacuation plan prepared for the event of a nearby fire.
